MAJOR DUTIES AND RESPONSIBILITIESSupervise staff employees and outside contractorsIdentify, schedule and coordinate building repairsEnsure all repairs and maintenance is performed in a workman like mannerSupport, train and review repair work performed by URI Maintenance WorkersCoordinate scheduled preventative maintenance service workSupervise contracted workCoordinate the completion of Service RequestsCoordinate the turnover of vacated residencesEnsure adequate repair materials and cleaning suppliesConduct regular inspections of the building and groundsProvide regular repair and maintenance updates to the Assistant DirectorAdhere to all local building codes as well as state and federal building regulationsRespond to site emergencies as the situation requiresPerform other duties as assignedSPECIFICATIONS FOR EDUCATION/CERTIFICATIONS/LICENSES
High School Diploma or GED equivalentCollege Degree a plusREQUIRED SKILLS AND EXPERIENCE
A minimum of 3 years of building maintenance experience in a supervisory role in a residential apartment or commercial building environmentBasic knowledge of building systems including heating, ventilation and air conditioning, plumbing, carpentry, electrical repairs, drywall repairs and paintingKnowledge of Microsoft Office Suite including Microsoft OutlookGood Communication Skills both verbal and writtenMulti-task in a time sensitive environmentDemonstrated experience working with and sensitivity to individuals from varying sociodemographic backgrounds including individuals whom identify as lesbian, gay, bisexual, transgender, queer, and/or HIV-affected, the elderly and individuals with substance use and/or mental health issuesAbility to read and understand blueprintsSPECIFICATIONS FOR PHYSICAL REQUIREMENTS
Frequently lift or move 50 pounds. Able to travel between sites throughout NYC. Able to work outdoors in adverse conditions (heat or cold).
Pay rate: $27.4725/hr - $30.2197/hr
