Leadership Team. This position oversees all preconstruction activities to drive project success and client satisfaction. Works in an advisory role with Sales, Estimating, and Project Management toward the goal of project alignment. Develops and maintains a vendor network that provides timely and cost-effective services to the organization. Initiating Phase

Provide direction and leadership for all pre-design and preconstruction activitiesConceptual EstimatingBudgetingBiddingValue EngineeringPreconstruction PlanningLead development and execution of preconstruction strategies, processes, and procedures to deliver accurate, timely, and competitive proposals that meet client needs and objectives.Planning Phase

Direct estimating team in preparing comprehensive project estimates, budgets with analysis of project scope, specifications, drawings, and market conditions.Review and analyze bid documents and vendor quotes to identify cost saving opportunities, value engineering opportunities, mitigate risks, and maximize profitability.Collaborate with clients, design teams, and project stakeholders to identify value engineering opportunities and alternative solutions that optimize project value, quality, performance, and ROI while minimizing costs and schedule impact.Perform cost saving analysis to enhance project outcomes and client satisfaction.Maintain strong relationships with clients, architects, engineers, and vendors to understand their needs, preferences, and expectations. Act as advisor and strategic partner to clients, providing proactive guidance, innovative solutions, and value-added services throughout the preconstruction process.Develop and mentor preconstruction team, fostering a culture of collaboration and continuous improvement to empower team members, drive performance, and achieve departmental goals and objectives.Recommend, develop, and implement improvements in the preconstruction process. team members. Automate the procurement system as appropriate to facilitate on-going productivity improvements.Execution Phase

Advise Project Managers through critical negotiations of contracts with vendors as required. Support the resolution of issues that result from contract disputes.Monitoring and Control Phase

Attend project meetings to receive feedback on project estimate and budget success.Maintain a database of value engineering solutions, including what and why they benefited the client.Report the status of assigned projects. Establish and monitor the metrics that measure

A Bachelor's Degree in Architecture, Engineering, Construction Management, Building Construction, or similar discipline.Experience

Must have knowledge of construction materials, systems, costs, market conditions and trade practices in the commercial and industrial marketsRequires 2 to 5 years of construction experience, 10 to 15 years of estimating experience, and progressive experience in management of preconstruction teams.Proven track record in leading preconstruction efforts for large-scale commercial and industrial projects.Experience in leading preconstruction meetings.
