WHAT YOU'LL DOMonitors and inspects the engineering operation in the assigned building(s) to ensure highest level of client and customer satisfactionCompletes paperwork such as ordering of supplies, tracking inventory, writing memorandumsApproves purchases of equipment and parts (excluding capital expenditures)Tracks inventories for equipment and parts and orders/purchases materials as neededResponds to tenant service calls relating to mechanical or electrical problems and takes corrective actionPerforms preventive maintenance on equipment such as filtration system changes, lubrication, inspection and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, light fixture ballast replacement, and bearing replacementOperates and maintains water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the buildingAssists in supervising and monitoring contracted services and suppliers (including bidding process, selection, and day-to-day management)Participates in the development and implementation of operating, maintenance, and capital improvement budgetsAssist with construction drawing review and construction over sight during customer TI projects.Assists in the training and development of engineering staff and assigns staff resources to special projectsLiaises with building(s) customers to ensure that all services offered meet lease requirementsAssist with the review of the building utilities to monitor efficient building operationsTechnical skills in the areas of: plumbing, electrical systems, HVAC systems, pneumatics, fire and life safety systems

WHAT YOU BRING TO THE TABLEHigh School Diploma or GED equivalent4+ years engineering experience with significant supervisory responsibility; two years in a building engineering position; three to five years of experience in a trade or vocational schoolingUniversal CFC certification requiredAppropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City LicensesIn certain buildings and areas, a current and valid stationary engineer's license (minimum of class three) that is recognized and accepted by the jurisdiction in which the employee is actively engaged
