We are seeking an Asset Manager for NexMetro’s Eastern Division which includes Atlanta and Tampa. The Asset Manager will be responsible for driving performance and managing NexMetro's assets in collaboration with both internal and third-party property management partners. This role requires a solid understanding of multifamily property management, strong financial expertise, and an entrepreneurial mindset. Summary of Responsibilities:

Work closely with property management and development teams to reach or exceed goals as outlined in the business planDevelop recommendations to maximize outcomes for each property and create long-term value for residents and investorsModify business plans based on operating results, market dynamics, and/or changing investor objectives in conjunction with the teamOversee the lease-up teams for portfolio propertiesConduct monthly financial reviews of each asset with property management and internal partners, communicating forecasted performance versus actualOversee preparation of reporting, including monthly cash flow projections for each assetRegularly review property performance relative to budget, proforma, market, and portfolio, while identifying opportunitiesMonitor cash flows, distributions and working capital accountsAnalyze and monitor debt obligations, covenants, terms, and maturity datesProvide market feedback and recommendations to internal teams and prepare any ad-hoc investor, partner, or executive management requestsConduct regular site visits of each asset in the portfolio ensuring adherence to Avilla Brand standards

Summary of Ideal Qualifications:Bachelor's degree in a real estate, finance, accounting, economics, or related field5+ years applicable experience required including a minimum of 2 years in asset management preferredStrong communication skills with both internal and external/third-party partnersStrong reporting and analytical skills, and demonstrated knowledge of property accounting conceptsStrong financial acumen and ability to articulate financial implications of decisionsStrong financial modeling skills and proficiency with Excel, Word, and PowerPointMultifamily lease-up experience neededYardi experience/proficiency neededCPM or current pursuit of CPM a plus
