NoneKey Responsibilities:Negotiate and let property to suitable tenants.Accurately record data in line with training.General office duties including answering the telephone, responding to emails within 24 hours, and dealing with people coming into the office.Booking in and out keys.Keep up to date with specific tasks and meet KPIs.Liaise with other departments to ensure queries are dealt with and answered correctly and in a timely fashion.Ensure compliance with all current and new regulations.Work within the Lettings office on a Saturday on a Rota basis, responding to all calls and queries received.Cover/assist colleagues during holiday periods and absences as required.Maintain a smart business dress and be well-groomed.Follow the company’s Personal Safety Procedures to avoid putting yourself or others at risk.Arrive on time for internal and external meetings and appointments.Arrive at work in time to prepare for the day or participate in morning meetings at 8:45.This Job Description sets out the duties of the post at the time it was drawn up. Such duties may vary from time to time without changing the general character of the duties or the level of responsibility entailed.Specific Tasks:Qualify and respond to all email leads in a timely fashion, ideally within 4 hours.Register applicants accurately.Book viewings accurately.Explain to tenants that Chelton Brown will inform and change utilities providers on their behalf. Offer the services of broadband and media and explain the benefit.Carry out viewings, follow up, and give feedback to Landlords on a daily basis.Manage applicants.Negotiate lets between Landlords and Tenants.Follow the procedure regarding referencing and right to rent checks.Liaise with Property Managers to ensure the property is ready and compliant before confirming a move-in date.Maintain property lists and keep the window up to date with current available stock photos.Reference applicants with an outsourced company and liaise with tenants for move-in dates. Prepare move-in files.Complete progress reports.Add new tenants that need referencing.Pass on messages to other team members by email when they are absent from the office on appointments.Support the office manager.General office admin.Lettings Negotiator/Administrator – You:Must hold a full, clean driving licence.Knowledge of Microsoft Office Suite.Ability to work on own initiative and within a team.Good written and verbal communication skills.At least 5 GCSEs of good grades including Maths & English.Letting/Property Management Experience is advantageous but full training will be given.Hours of Work:Monday to Friday – 8:30am to 5:30pm (1 hour unpaid lunch break)1 in 3 Saturdays – 9am to 4pm (30 mins unpaid lunch break)Location:
