This is your opportunity to be part of our dynamic team and help shape the future of affordable housing!Position Overview:The Marketing and Outreach Specialist develops, manages, and monitors the performance of all affordable multi-family housing marketing programs within the Property Management department at Bellwether Housing. In this role, you will also lead engagement with external partners and support property managers with outreach to prospective residents to achieve portfolio leasing and occupancy targets.Work Schedule:

Hybrid, two days onsite. Monday-Friday, 8:30 am-5:00 pm. The final schedule is to be determined by the supervisor and may fluctuate to meet business needs.Your Impact:Marketing:

Create and manage ROI-driven marketing programs, content, processes, strategies, and tools that provide leasing and resident retention support for property management teams.Explore ways to enhance existing marketing strategies and content with additional functionality and to be more equitable and accessible.Collaborate with property management teams to determine potential leasing hurdles and develop performance plans.Manage compliance with affirmative marketing requirements.Promote marketing programs among internal stakeholders through a multi-faceted communications approach, including written and presentation formats.Execute custom programs and content based on property needs or requests.Review and analyze performance metrics and suggest creative solutions for programs not meeting expectation.Provide subject matter expertise on all facets of marketing programs. Field support questions and general inquiries.Develop an understanding of property management industry trends, issues, and emerging technology related to marketing.Assist with program budgets, budget assumptions, and invoicing.Outreach and Engagement:

Provide professional, responsive, unbiased, caring, and knowledgeable interactions with colleagues, external partners, and prospective residents.Act as liaison and point of contact for partnership agencies with clients seeking housing.Engage with community partners, employers, and businesses for properties in lease-up to meet occupancy goals, while also exploring new partnerships within the community.Present information to external partners on navigating the leasing process.Assist property managers needing support in prospect outreach, prescreening, and application scheduling.Apply subject matter expertise in Bellwether’s leasing policies and procedures in all interactions.Represent Bellwether as an ambassador to the communities and neighborhoods in which Bellwether is involved.Other duties as assigned.Uphold Bellwether Values:

Work collaboratively with supervisor, providing information and updates on challenges and seeking input and direction.Foster a culture of accountability, belonging, and collaboration with colleagues at all times.Embody Bellwether values of respect, integrity, community, and excellence in your work.RequirementsWho You Are:Experience in multi-family marketing within the property management industry.Intermediate knowledge of digital and mobile marketing techniques including SEO, SEM, and reputation management. Experience in Google Business Profile preferred.Experience in managing marketing platforms including property websites, ILS, and Craigslist.Experience or demonstrated ability in social engagement on Facebook, Twitter, Instagram, and YouTube.Demonstrated ability to create professional marketing collateral including brochures, flyers, blog posts, videos, and graphics. Experience in Canva preferred.Demonstrated ability to utilize technology-based systems including property management, CRM, and marketing software.Proficient in Microsoft Office 365 applications.Experience in Yardi Voyager and RentCafe is preferred.Exceptional customer service aptitude, including problem-solving skills and the ability to respond quickly and tactfully to requests.Demonstrated ability to build effective partnerships with internal teams and external partners.Excellent written and verbal communication skills.Entrepreneurial mindset, taking personal initiative in tasks, and proven ability to work independently and ensure all work is completed timely and of high quality.Enthusiastic, proactive, and collaborative.What We Offer:
