Job Description

What does this role entail?

The position oversees the strategic growth of the 3rd party division of the property management company with specific emphasis on profitable property management agreements and 3rd party client relations. The Director of Business Development is responsible for lead generation, asset analysis, proposals, presentations, and lead management.

Essential Roles You Will Play:

Identify and build relationships with potential new clients and investment sales brokers.

Present virtual and in-person management proposals to clients by collaborating with internal departments and local operations teams to research and forecast property-specific management expectations for each community.

Exceptional communication (written and verbal), interpersonal and problem-solving skills are required to present in person to clients.

Assist Managing Directors, Sr. Directors, Directors, and Department Heads with all projects and assignments.

Engage clients for in-person meetings to promote RangeWater as the preferred management company.

Collaborate with department heads to ensure vision and culture of the company is implemented.

Build and maintain strong relationships with Vendors and Contractors.

Build and maintain strong relationships with Directors and Regional Directors.

Build and maintain strong relationships with corporate accounting team, as well as property accountants.

Execute onsite tours for clients.

Develop and produce professional proposals and supporting materials to clients in numerous markets.

Actively participate in the research and evaluation of potential partners, deals, and new markets.

Perform market research to help identify new leads and opportunities and create business plans.

Create proposals for management, supplemental reports, and deliverables for potential clients.

Develop business plans to promote market growth by gathering market and other relevant data, analyzing, and identifying emerging trends, assessing impact on the client’s market position, and communicating issues, threats, opportunities, and pertinent information to the senior leadership.

Assist in introducing new software programs and strategies to aid in growth.

Attend various seminars, conferences, and events to pursue networking opportunities and gather knowledge on various markets for future growth.

Work Hours and Work Environment:

Hours of Operation: Monday through Friday 8am – 5pm

Essential Requirements: Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.

Education:

Bachelor's Degree

Advanced Skills:

Excellent time management and communications skills. Ability to manage multiple projects independently.

Computer Skills:

Proficiency in internet, word processing, spreadsheet, and presentation programs. Strong proficiency in Excel, RealPage Budget Tool, CoStar, Power BI, Yardi and various market survey tools (or similar softwares).

Licenses and Certificates Requirements:

Licenses: Current Valid Driver's License

Physical Requirements: Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.

Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.

Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required up to 50% for business-related responsibilities.
