SUMMARY OF POSITION :

The Director of Lease-Up Operations is a seasoned professional with experience in managing multiple locations and overseeing lease-up activities from inception to stabilization. This role is responsible for collaborating closely with the New Development team from the initial stages through to project delivery, including marketing strategy, team hiring, and on-site management oversight. The Director will develop and manage a comprehensive marketing platform to support 29th Streets Lease-Up ventures, ensuring each property is fully equipped with the tools, resources and staffing needed to achieve and exceed performance goals. This strategic role is critical to the successful branding, pre-leasing and stabilization of new developments in line with 29th Streets broader investment objective prior to being transitioned to the operations team.

Responsibilities:

Coordinate and manage the day-to-day leasing operations for new development deliveries.

Ensure seamless coordination between leasing and development teams.

Focus on phased unit deliveries to manage unit availability and leasing schedules.

Total involvement from all stages: generation of the deal theme and thesis stage through project delivery and stabilization.

Work cross-functionally: form relationships, collaborate, and problem-solve issues with other departments as needed (e.g., Development, Human Resources, Property Management, Marketing, Acquisitions, Project Management, Accounting).

Oversee 29SCs branding strategy from inception to implementation.

Develop staffing plan to include hiring and managing local Lease-Up Managers.

Ensure lease-up team is adequately trained.

Develop and implement new development grand opening events, community engagement events, and resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.).

Develop annual marketing plan and marketing budget for all lease-up initiatives.

Implement all marketing efforts and outreach, developing campaigns and assisting with design to generate traffic.

Contribute to online content for property listings, property websites, and social media.

Engage prospective residents with comprehensive virtual and in-person tours of properties (including new developments still under construction). Explain features and amenities in a way that sparks their interest and highlights the benefits of living there.

Market all available units through approved channels, ensuring all listings are accurate, appealing, and drawing traffic.

Execute analysis and market studies for multifamily competitors and markets.

Proactively identify and recommend creative sales and marketing tactics to attract potential tenants, maintain closing ratios, and meet or exceed budgeted occupancy.

Develop yearly operating budgets/forecasts.

Assist Managers with setting market rents, defining leasing goals, and the renewals process.

Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments.

Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis.

Use consistent techniques & company directives to screen, hire, train, coach, and develop onsite staff.

Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.

Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations.

Conduct market studies (comps, rents, amenities, etc) when developments enter new markets.

Qualifications:

Knowledge of multi-family housing marketing and advertising strategies, principles, and practices.

Knowledge of web and digital marketing technological capabilities and applications.

Creativity and graphic design knowledge and skills.

Experience with Entrata or other family multi-family housing platforms.

Vendor and contractor management skills, including development, interpretation and application of contractual terms and conditions.

Negotiation and influencing skills.

Organizational and project management skills.

Excellent written and verbal communication skills, including delivering presentations.

Critical thinking and problem-solving skills.

Knowledge and experience with forecasting and budgeting.

Computer skills with Microsoft Office applications (Word, Excel, Outlook, PowerPoint).

Ability to travel by motor vehicle and/or airplane at least 50% of the time.

Experience with the planning and execution of advertising and/or marketing campaigns required.
