Job Purpose

The Community General Manager is responsible for the operational and sales aspects of an assigned community. This also involves managing the profitability of the community and serving as the day-to-day point of contact for residents. The Community General Manager oversees everything from capital improvements, administrative activities, property maintenance, budgeting, sales, human resource management and most importantly, resident relations.

Duties and Responsibilities

Ensures residents receive the highest levels of service consistent with Windward Communities’ Customer Service philosophy.

Responsible for all aspects of the sales and operation success of the community.

Handles and resolves escalated resident inquiries.

Ensures maintenance issues are resolved on a timely basis.

Works with sales team to increase occupancy and to further promote the brand.

Oversees team member selection, training, scheduling and development and ensure all team members comply with appropriate policies and procedures.

Works closely with the Regional Vice President of Operations and VP of Sales to plan and manage capital expenditure initiatives, sales and marketing strategies, and drive revenues while maintaining high levels of resident satisfaction.

Educates and enforces community rules and regulations.

Processes invoices and expenses on a timely basis, following company expenditure policies.

Manages rental renewals and balances to maintain occupancy eliminate delinquency in accounts.

Oversees the eviction process.

Monitors monthly operating budgets and prepares monthly explanation of P&L variances.

Assists Regional VP of Operations and VP, Sales with preparation of annual operating budget.

Ensures compliance with the federal, state and local agencies that regulate fair housing laws.

Performs other duties as assigned.

Qualifications

Property management experience including at least 3 years of supervisory experience

Strong sales skills, as CGM may serve as the primary driver of sales in the absence of a Sales Manager

Willingness and ability to communicate effectively with prospective residents, residents, and internal contacts

General knowledge of property maintenance

Solid negotiation skills

Ability to thrive in a fast-paced environment

Working knowledge of basic accounting principles

Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law

Basic computer proficiency including email, internet, and Microsoft Office Suite; experience using Salesforce and/or Rent Manager is preferred.

Flexibility to respond to community needs during non-business hours.

A valid driver’s license, clean driving record, and automobile insurance.

Working Conditions

This job operates in a professional office environment. This job routinely uses standard office equipment such as computers, phones, printers, photocopiers, filing cabinets and fax machines.
