The Senior Commercial Property Manager is responsible for managing the day-to-day operations of the diversified commercial mixed-use portfolio. Ensures well-managed, maintained, and fully leased properties. Provides outstanding service to all tenants, plays a key role in maximizing the revenue, and promotes cross-collaboration with all service divisions to ensure optimized performance and success of the commercial property division at Sherman Associates.

ESSENTIAL FUNCTIONS

Leadership

Communicate departmental priorities and focus of Commercial Operations with Senior Vice President of Property Operations and Director of Commercial Operations.

Provide positive leadership and direction to building staff and vendors to ensure delivery of quality products and service.

Build and maintain strong tenant relationships.

Determine, document, and communicate best practices for Commercial Operations and communicate improvements/recommendations to Senior Vice President of Property Operations and Director of Commercial Operations.

Work with Compliance Division to ensure compliance with codes, regulations, and governmental agency directives including environmental compliance.

Provide clear and concise communication and accurate information when assisting the Director of Commercial Operations and Legal Department to draft leases, lease amendments and renewals.

Promote cross-collaboration with all service divisions to ensure optimized performance and success of commercial properties.

Strategic Planning

Drive the Operation’s initiatives, in concert with Director of Commercial Operations as outlined in Sherman’s Strategic Plan.

Serve as a key contributor to short and long range planning for all properties in the portfolio.

Work with management to develop and implement outstanding service programs for clients and tenants within the portfolio while ensuring the property(s) succeeds as a profit center or expense control for ownership.

Work with supervisor to determine business plan strategies and manages implementation of strategies.

Travel to properties and project sites to evaluate asset conditions, quality of maintenance, lease compliance, as well as conduct quarterly inspections of all properties in the Twin Cities area and semi-annual inspections for out state properties contained within the portfolio.

Site Operations

Prepare and present regular reports relating to property performance.

Maintain established programs of safety and security for building occupants and property as well as preparing required reports of accidents, burglaries, and other incidents.

Partner with Facilities & Maintenance teams to ensure on-call emergency services are in place for all commercial properties during nights, weekends, and holidays in order to maintain on-call standards.

Ensure various work projects are completed in a timely manner.

Receive incoming requests for services and assign tasks for completion on a priority basis to the appropriate individual to ensure minimal inconvenience to tenants.

Manage the issuance and control of keys, fobs, and parking passes for corporate office property and others as needed.

Review and approve all annual lease reconciliation and estimates.

Manage selection and final award of contract services, vendor negotiation of service agreements and the overall monitoring of vendor performance to assure full compliance with standards established with the service agreement.

Ensure timely and thorough review and approval of all payables.

Work closely with the commercial accountant and partners on accounting ledgers, account adjustments, and other RealPage functions.

Manage the monthly tenant billings and collections to ensure goodwill is maintained between landlord and tenant whenever possible.

Other duties as assigned.

Supervisory Responsibility

As applicable, supervises, coaches, directs, trains, and evaluates staff; prepares and conducts employee reviews and completes timecard approvals.

Responsible for carrying out recruitment, hiring, and payroll duties in partnership with human resources and management.

Supervise commercial maintenance, if utilized at assigned properties. Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management.

Travel

This position requires local travel up to 50% of the time with out-of-state travel about 10% of the time.

MINIMUM REQUIREMENTS

Education & Experience

Must have 10+ years of commercial property management experience.

Bachelor's degree or equivalent work-related experience along with appropriate industry related certifications.

Knowledge of all aspects of business including leasing and construction management.

Must have been responsible for a portfolio of six or more properties with some supervisory responsibility.

Required Skills & Abilities

Current and valid driver’s license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.

CPM or RPA certification, or desire/ability to obtain certification preferred.

Strong work ethic and positive attitude.

Ability to work independently; to prioritize and manage multiple tasks under tight deadlines.

Detail-oriented, with strong organizational, problem-solving and administrative skills.

Willing to learn and be open to suggestions/ideas to improve productivity and efficiency.

Committed to providing superior work products.

Have excellent written and verbal communication skills.

Ability to exercise judgment and suggest creative approaches to new issues.

Possesses initiative and thrives in a fast-paced work environment.

Is team-oriented and flexible in assuming new responsibilities as they arise.

Proficient in Microsoft Office Suite: Excel, Word, and Outlook.
