Today, more than 5,000 jobs and nearly $715.5 million in economic activity in Thurston County depend on the Port of Olympia. The Port of Olympia is governed by an elected Commission, which sets policies and strategic direction for the organization. The Commission appoints the Port’s Executive Director, who is responsible for the ongoing management of the Port’s staff, operations, budget, enterprises, and facilities. The Real Estate Sr. Manager’s core responsibilities are to manage the property development and management program activities for all leased and vacant leasable properties. This position works cooperatively and cross-functionally with other business unit Directors, Sr. Managers, and managers in the execution of the property development and daily real estate operations at the Port. The position manages a variety of real estate matters including development, leasing recruitment, implementation, and administration of real estate policy and procedures, which requires a high level of communication with internal and external customers. The position addresses internal and external demands for leased and vacant leasable properties to meet the Port’s annual real estate development goals, and it supervises the Property Manager/Lease Administrator position(s). The position also assists in the development and implementation of plans and programs to improve the economic growth of the Port and the community through marketing of the Port’s real estate assets.The essential duties and responsibilities of this position include, but are not limited to the following:

Manage industrial and commercial properties, while interfacing with Port tenants, and develop and maintain the tenant relations program to promote economic development through the Port’s real estate activities.Negotiate and generate new leases and agreements, in concert with the Port’s real estate policy and development, and present recommendations to senior management and the Port Commission.Provide real estate services to all business units in matters of real estate leasing, including lease preparation, leasing history, land uses, development guidelines, and development review process, and make recommendations for resolving competing interests of real estate uses on Port districts.Supervise, mentor, and lead the staff in the Real Estate Department.Develop and manage annual real estate budget for real estate activities, and coordinate with other Sr. Managers and Directors as needed.Develop, recommend, and implement policies and procedures related to real estate practices, including, but not limited to property entitlements, appraisals, lease terms, lease modifications, lease terminations, real estate commissions, enforcement of terms, enforcement of laws affecting leased properties, and land use.Attend and present at Port Commission meetings all items requiring Commission approval related to real estate activity.Work closely with the leadership team on matters that affect land uses to ensure the Port follows guidelines from the state and local jurisdictions to continue real estate activity.Recommend and implement dispute resolutions related to real estate matters, and present recommendations to senior management and the Port Commission as needed.Manage tenant property vacating process and communicate with senior staff and legal teams on matters related to environmental laws and vacating requirements.Develop and implement strategies for disposition and/or acquisition of leasable assets.Provide leadership and support to the Market District Association and other organizations.Be the Port’s representative for the Foreign Trade Zone #216. Prepare annual reports and work with interested parties in the region for the use of FTZ#216. Work closely with the Port’s attorney to ensure the Port is under current guidelines and requirements from the International Trade Administration.Work closely with the Port’s environmental team to ensure practices by tenants are appropriately implemented and enforced through all lease agreements.Be lead and contract manager on various contracts for fire suppression, landscaping, and FTZ legal matters.Maintain relations with federal, state, and local agencies to promote the Port’s real estate activity.Coordinate with Port staff to promote a positive work environment.Perform other duties as assigned.Minimum Qualifications (Experience / Education Required)

A Bachelor's degree in business administration and specialization in contract management / real estate contract management, or equivalent education and experience.Minimum of ten (10) years of experience at the administrative/professional level in real estate operations, contract management, and property management.A current commercial real estate license and property/project management certifications are preferred.A current, valid Washington State driver’s license is required.Required Knowledge / Skills / Abilities
