Responsible for the financial success of a diverse group of commercial propertiesSupervise the daily operations of your portfolio to achieve financial and operational goalsReview/audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions of the sameReview all bank deposits, Monthly Bonus Reports, Weekly Activity Reports, and Financial Aged Receivable ReportsDevelop and deliver preliminary budgetsOversee the annual unit walkthroughResponsible for property KPIsDrive leasing efforts on retail/office commercial spaceMeet with potential commercial tenants to show and negotiate spaceReview monthly market survey and recommend competitive budget driven rentsConduct property inspections monthly with a focus on safety, curb appeal and asset preservationDevelop marketing ideas that drive traffic with Regional Manager and PresidentPerform budget and accounting functions as relates to the financial success of the property.Ensure property delinquency does not exceed budget.Prepare monthly reporting on property performanceHelp oversee capex projects.Responsible for ensuring that all team members are operating within OSHA standards and company safety policies at all times.Continuously monitor and maintain cleanliness and curb appeal of the propertyAssist with property emergencies, including emergencies arising due to hazardous weather conditionsObtain bids and negotiate as neededPreferred Qualifications

5+ years of proven Commercial Property Management experienceValid Driver’s LicenseMust have reliable transportation and ability to drive to and from jobsitesDependable and ability to work under pressureExceptional communication skillsSelf-motivated with strong time management skills, and attention to detailExcellent problem-solving attributes, ability to think both strategically and tacticallyAbility to work independently on projects and collaborate as a team playerDemonstrates a positive attitude and always displays a friendly and courteous attitude towards tenants and other team membersMust be able to pass a drug screen and background checkPhysical Requirements

This position may include long hours spent walking, bending, lifting, climbing, reaching, and stretching - repetitive motion of hands, wrists, and elbows may be requiredExtensive mobility - ability to kneel, crouch, climb, crawl, vacuum, move furniture as needed, complete physical inspections, show units, etcAbility to lift 25lbs as necessary.Tolerance to all extremes of hot and cold weatherCompensation and Benefits
