Under the supervision of the Regional Manager, the Floating Community Manager is responsible for all apartment community operations, managing the community and operating budget to increase net operating income, maintaining physical assets, and providing a quality living environment for residents.Essential Functions

Effectively lead direct reports to meet objectives.Respond to resident complaints and provide resolutions.Ensure and promote resident retention.Prepare lease documents when needed and verify lease files.Support quality control by ensuring accurate data and transactions in OneSite.Ensure all monies are posted in OneSite and deposited timely.Maintain delinquency of less than 1% at all sites.Process and approve all A/P in a timely manner.Monitor expenses to budget and prepare move-out statements.Consistently inspect community and assess condition.Ensure turnover of vacant units is completed within 5 days.Ensure compliance with Fair Housing for all team members.Ensure compliance with regulatory and monitoring requirements.Respond to all Risk Management issues.Guide site staff for court proceedings.Other Responsibilities

Promote a positive, growth-oriented environment for team members.Maintain high occupancy levels through effective team motivation.Provide written responses in a professional, timely manner.Effectively communicate company objectives to staff.Address and document performance issues.Analyze financial reports and participate in budget preparation.Monitor community compliance with Fair Housing regulations.Ensure staff participates in training.Perform other duties as assigned.Knowledge, Skills and Abilities

Proven leadership skills.Knowledge of organizational policies and procedures.Knowledge of Fair Housing and Tenant Landlord laws.Ability to work with diverse populations.Professional verbal and written communication skills.Customer service experience.Supervisory Skills and Responsibilities

Creates a productive and inclusive work environment.Encourages creative problem solving.Ability to carry out supervisory responsibilities in accordance with company policies.Minimum Qualifications Required

Bachelor Degree in Business or related field highly preferred.At least 3+ years property/community management experience at the Community Manager level.Experience with property operating budgets and financial planning.Certifications

Property Management Certification a plus.Computer Skills

Knowledge of computer systems and applications.Proficiency in Microsoft Office and property management software.Physical Requirements

Requires mobility and walking to different locations, ability to lift up to 10 pounds, and normal range of hearing and eyesight.Working Conditions

Normal office environment with periodic exposure to outside elements.
