The Vice President of Land is responsible for all aspects of delivering building lots to the Regional / Divisional team by executing Stanley Martin’s land acquisition, entitlement, and development strategy.
Responsibilities and Duties:
Staff the department with talented acquisition, engineering, and development team members who achieve at high levels, and can manage multiple projects within multiple jurisdictions
Develop, implement, and maintain a land acquisition and development strategy that incorporates the goals of the business plan
Maintenance of the land reports that are used by the company to track current and future lot inventory
Network with landowners, brokers, builders and other industry professionals to obtain market data related to potential land acquisitions
Underwriting and creation of proformas to determine land values in order to analyze potential land acquisitions
Land sourcing and contract negotiations for new land acquisitions
Due diligence and feasibility studies for new land acquisitions, including the creation of documents for corporate review and approval
Creation and management of entitlement, engineering and development schedules for each community for use by the homebuilding operations group
Creation and management of the land development budget for each community for use by the divisional leadership and the corporate finance
Processing of entitlements for new communities
Management of outside counsel, engineers, title companies, and other consultants
Beyond the management of the Land Team, the Vice President of Land shall be capable of effectively managing all aspects of a land development project. These skills/duties are included, but not limited to:
Processing of site plan approvals for all aspects of a project’s development, including value engineering each revision
Requests for Proposals (RFP)
Contract and change order negotiations
Land development budget and schedule maintenance
All construction activities necessary to deliver building lots to the homebuilding operation, including final acceptance by the municipality
Represent the company professionally in all internal and external interactions and communications
Adhere to safety standards and help promote a safe working environment
Adhere to and promote the Mission, Vision, and Values of Stanley Martin

Strong experience in providing land acquisition and development services for residential homebuilders
Highly skilled and proven results in developing landowner relationships
Highly knowledgeable in due diligence and feasibility study processes
General negotiating, contracting and legal skills
General understanding of finance and risk management
