Celtic Works Inc. is seeking a self-motivated and detail-oriented Residential Building Site Lead to manage and oversee residential construction projects from inception to completion. This role requires a professional who takes ownership of their work, sets high standards, and has a clear understanding of the construction process, including building codes, materials, techniques, and project scheduling. The ideal candidate will effectively manage their time, work closely with project managers, and maintain strong communication with homeowners, subcontractors, and team members. The position involves regular travel between projects within the greater Columbia area.

Responsibilities include but are not limited to:

Client and Subcontractor Coordination:

Serve as the main point of contact for clients and subcontractors from project start to finish. Communicate clear expectations, negotiate budgets, and ensure that all project steps and plans are reviewed prior to commencement.

Pre-Project Planning:

Collaborate with the Project Management and Estimating teams on pre-project planning, ensuring all details are covered before construction begins.

Project Management:

Oversee and manage multiple job sites simultaneously, typically handling 2-3 projects at a time, with project sizes ranging from $150k to $1 million+.

Inspection and Compliance:

Inspect work for accuracy, code compliance, and safety. Communicate with subcontractors about pricing, materials, logistics, and compliance with building codes.

Schedule and Budget Management:

Manage project schedules, mitigate delays, ensure timely material deliveries, and handle change orders as necessary.

Hands-On Work:

Willingness to put on a toolbelt when needed for inspections, punch list completion, and site cleanup to ensure a safe and tidy work environment.

Growth Opportunities:

Actively seek growth opportunities within the company, with potential career paths leading to Project Manager, Estimator, or other supervisory and management roles.

The ideal candidate should possess:

Experience:

Proven experience in residential construction, both in new construction and renovation, with a minimum of 5 years in a supervisory role.

Communication Skills:

Excellent communication skills, with the ability to firmly and diplomatically manage expectations with clients, subcontractors, vendors, and all stakeholders.

Technical Knowledge:

Comprehensive understanding of building codes, construction techniques, and project scheduling. Ability to read and interpret plans and contract documents, and accurately calculate and order material takeoffs.

Organizational Skills:

Strong organizational skills with the ability to handle multiple projects simultaneously and set and maintain priorities.

Leadership and Motivation:

Highly self-motivated, with a leadership mindset and the desire to grow within the company.

Tool Proficiency:

Demonstrated proficiency in the safe use of hand and power tools, and a willingness to engage in hands-on work when necessary.

Logistical Expertise:

Experience in managing all logistical aspects of a project, including material ordering, returns, and scheduling.

License and Compliance:

Valid driver's license and the ability to travel between project sites within the greater Columbia area (Blythewood, Chapin, Lexington, Cayce, Columbia, etc.). Ability to pass a background check.
