Job Summary :

Under direction of the Managing Partners (MP’s), the Director of Real Estate Development for CWD will be a key member of the Executive team, will work on strategic planning, lead the implementation of the plan, execute all development projects and re-development projects on behalf of CWD and its affiliates. The focus of this role is managing mixed-use commercial development projects, working on multi-family market rate and attainable rental residential and office development projects. The Director of Real Estate Development serves in the owner's representative role and oversees the strategic direction of development projects to meet the company's goals.

Responsibilities :

The role works in conjunction with the company's operations, finance, and outside consultants to plan, design, and deliver development projects.

Manage multiple development projects concurrently, including ground-up and adaptive reuse, mixed-use retail, residential and office buildings.

Budget management for each development type, including ground-up and adaptive reuse mixed-use retail, residential and office buildings.

Establish the strategic direction for each project in terms of program, phasing, and level of investment to ensure alignment with company goals and marketability.

Guide interdisciplinary company teams on all aspects of development in terms of schedule, budget, design, construction, marketing, branding and effectively transition the handoff to the leasing team.

Review architectural, engineering, marketing, and financial deliverables to ensure quality, consistency, and impact.

Identify and evaluate potential solutions to complex real estate development issues (public land use policy, transportation planning, utilities and infrastructure, impact identification and mitigation, etc.)

Review and monitor project-related budgets, proformas, documentation outlining staffing requirements, including engagement of consultants and contractors.

Create and solicit RFPs for all pre-development trades including architecture, construction management, general contractor construction, and subsequent construction administration of contracts.

Prepare presentations, reports, and analyses at various stages in the development process to drive decisions.

Track real estate trends and innovative development practices to disseminate information for teams and apply it to projects as appropriate.

Regularly update progress on developments to MP’s and the CWD Executive Team.

Develop standard practices and procedures for project budgeting, third party RFP’s, PSA’s, contracts, communication, and record keeping.

Participate as an active member of the CWD executive team along with the Managing Partners, Chief Financial Officer, and Vice President of Operations.

Complete any CWD strategic plan initiatives or other activities as directed by the Managing Partners.

Experience :

Minimum 7 years of multifamily, mixed-use development, market rate and attainable rental housing experience.

Experience with developing retail shopping centers and office buildings, preferred.

B.A. in Construction Management, Real Estate Development, Engineering, or a related field preferred.

Demonstrated experience with multifamily and mixed-use development: office, commercial/retail.

Working knowledge of financial modeling and argus.

Leadership experience of a development team.

Proven history of building positive working relationships with employees at all levels within the organization.

Knowledge of software products, including but not limited to Procore, Outlook, Excel, and Word.
