Business AnalysisRole Description:
The
Financial Business Analyst
must have at least 5+ years of experience.Responsibilities:Provide insights on commercial, financial, funding, planning and policy related topics associated with infrastructure and real estate development.Advise on strategies for optimizing public agency building real estate assets/portfolio, forecasting capital and operating funding requirements, and support clients in deal structuring and negotiating transactions by drafting and reviewing bid documentation, issue papers, and reports for external use.Analyze, evaluate and advise public agency clients on their key development activities including land planning, site analysis, entitlements, market demand, design, construction, financing, operations, and maintenance of a project.Advise public agency clients on their real estate development strategies, including the use of public private partnerships, other alternative delivery options, private financing and public funding sources (e.g., grant funding).Provide insights to advise clients on various real estate transaction components (e.g., acquisitions, dispositions, master developments, master lease/tenant arrangements, sale-leaseback) including critical reviews of developer proposals (e.g., financial capacity, key project assumptions, financial models).Demonstrate deep understanding of real estate market conditions and performance benchmarks and be able to advise clients accordingly.Preferred, but not required - advise on land value capture strategies (e.g. land value tax, tax increment financing, special assessments, districting, developer fees, joint development, air rights).Required Skills/Experience:2-4 years of Government Agency experience at state level (examples: Department of transportation (public); investor real estate/private equity (ex: Black Rock); Private Housing Developer; Brokerage firms).Strong background in financial modeling (able to run "pro forma").Experience with funding and financing sources (ex: grant funding).Hybrid position. Requires 3 days/week in the office.Education:
Bachelor’s degree in Computer Science, Electrical/Electronic Engineering, Information Technology or another related field or Equivalent.Experience:
Minimum 5+ years of experience.Relocation:
