Your JobKoch Real Estate Investments (KREI) is seeking a Director - Credit Strategies to join the team to focus on structured capital and credit investing. We are seeking a highly skilled and experienced real estate professional to source, underwrite, and execute on large scale structured capital solutions. The ideal candidate will have a diverse background in real estate finance, experience up and down the capital stack, including sub-debt, preferred equity, and unsecured lending on real estate assets and operating companies.Our TeamThe Director will be part of the KREI Credit team which is one of three verticals within KREI alongside Assets and Platforms. Today, the KREI Credit team primarily invests into three strategies: levered lending, liquid investments, and structured capital investments. The Investment Director will focus on structured capital investing which includes sub debt, preferred equity, and specialty finance investments in real estate assets and operating companies.What You Will DoProactively source and assess structured capital investments by leveraging industry contacts, including investment banks, advisory firms, mortgage brokers, money center banks, and direct principal relationships.Lead, and co-lead, deal teams responsible for the qualitative and quantitative review of complex investment opportunities, start to finish, including evaluating key stakeholders' goals and objectives, underwriting real estate collateral, and creating and analyzing asset and corporate level capital tables.Design and negotiate creative capital solutions that mitigate key transaction risks and that are mutually beneficial to all parties.Articulate investment opportunities, lead internal screening discussions, and present to investment committee deal level recommendations.Collaborate with KREI partners on structured transactions and consider new strategic partnerships to optimize capital solutions.Oversee the management of investments post-closing, including annual business planning, ad hoc reporting, integration with asset management, and strategic decisions to optimize financial performance.Alongside KREI leadership, conduct ongoing industry and market research to generate proactive structured capital and credit investing.Who You Are (Basic Qualifications)7 or more years in real estate investment banking, real estate private equity, or commercial real estate finance.Understanding of CRE capital markets and experience structuring credit investments.Institutional background preparing and presenting investment memorandums.Willing and able to travel 20% +.What Will Put You Ahead10 or more years of experience, including debt and equity.Track record leading CRE transactions in various parts of the capital stack.Comfortable with term loans, unsecured debt, convertible debt, participating preferred investments, warrants, and combinations of these instruments and structures.Knowledge of public and private REIT structures and real estate operating businesses.Active relationships with key market participants.Exposure to various CRE product types, including niche real estate sectors.JD, LLM, or other legal background.At Koch companies, we are entrepreneurs.
