Your JobKoch Real Estate Investments ("KREI") is seeking an

Investment Director

to join the team in Dallas, TX or Las Vegas, NV to focus on investments in the gaming and lodging space including the investment in Fontainebleau Las Vegas. KREI is the real estate investment arm of Koch Industries, the second largest privately held company in the US with over $115bn in revenue. Since 2003, Koch has completed over $130bn of acquisitions and investments. KREI is active in the private and public markets and makes financial investments throughout the capital stack.

Day to Day Responsibilities

Manage all aspects of KREI's investment in Fontainebleau Las Vegas, including additional acquisitions, financing, asset management, and disposition.

Develop and execute investment strategies to optimize financial performance and maximize returns for stakeholders.

Oversee asset management activities, including monthly, quarterly and annual budgeting and financial review, key stakeholder meetings and material preparation, and ongoing property operation initiatives and capital improvement projects / approvals.

Collaborate at all levels with internal teams, external partners, and stakeholders to align investment objectives and drive business growth.

Conduct thorough industry research, financial analysis, market research, modeling and due diligence to identify new investment opportunities and strategies in the gaming and lodging sector.

Maintain an intimate level of knowledge of current portfolio operating performance and incorporate it into the underwriting process to enhance accuracy.

Prepare comprehensive reports, presentations, and recommendations for senior management and investors.

Who You Are (Basic Qualifications)

Bachelor's degree.

7 or more years of experience in real estate investing specifically in the gaming and lodging space.

Hands-on hospitality transaction due diligence experience including operating metrics and technical performance capabilities.

Understanding of capital markets and structuring complex real estate.

Willing and able to spend at least 50% of your time in Las Vegas.

Experience in preparing operating memorandums and/or detailed valuation presentations.

What Will Put You Ahead

Bachelor's degree in Accounting, Finance, or Real Estate Finance.

10 or more years of real estate underwriting and transactional experience.
