Salary: $75,000 - $85,000 per year

Job Details

Duties and Responsibilities:

Physical Asset Management:

Supervises employees and contractors.

Ensures adherence to contractual and operational specifications.

Conducts formal site inspections of building interiors and exteriors.

Recommends physical repairs and replacements.

Ensures compliance with safety regulations.

Available for on-call emergencies.

Marketing and Leasing:

Periodically reviews rental applications and lease forms for accuracy and policy compliance.

Rent Management:

Supervises rent collection in accordance with policy and procedure manuals.

Reviews and processes tenant certifications/recertifications in a timely manner according to local, state, and federal guidelines, and submits accurate HAP requests monthly.

Financial Reporting and Control:

Prepares the annual operating budget.

Reviews monthly financial reports (e.g., aging receivables, payables, variance reports).

Requests expenditures in accordance with company policies and procedures.

Submits special claims.

Ensures residents are invoiced monthly and current with late fees, damages, and other miscellaneous charges.

Administration:

Ensures all supervised employees comply with appropriate policies and procedures.

Interfaces with outside professionals regarding legal and other matters as necessary.

Maintains property files and records in compliance with local, state, and federal regulations.

Continuously improves management and technical skills.

Performs other duties as required.

Qualifications:

Minimum of three years of experience at on-site and supervisory levels.

Experience with Section 8/LIHTC in multi-family/elderly communities.

Affordable housing designation preferred.

ARM® Designation preferred.

Strong leadership, attention to detail, organizational, and communication skills.

Ability to complete tasks with minimal supervision.

Experience with Yardi software preferred.
