What cost estimators do

The Estimator will project construction costs by collecting and studying information. The estimator analyzes specifications, proposals, and other documents to produce project take-offs/estimates delineating project costs and timelines. The duties include total responsibility for the preparation of all estimates and bidding.

Job Functions

  • Concrete restoration cost assemblies and digital takeoff ability as primary capability and Div.7 (waterproofing and expansion joint control) as secondary most important trade. The estimator must be able to self-perform with minimum to none supervision these trades with high accuracy and competency.
  • Be able to prepare bids gathering pricing from subcontractors for all 16 divisions.
  • Evaluating bid specifications and drawings, ensuring that details have been reviewed successfully providing the clients with an accurate price (time, cost, material, labor, equipment, special conditions) in order to win the project.
  • Read and understand specifications, architectural and structural drawings. Discuss any unusual conditions with others (i.e. field personnel, estimating department team) as needed.
  • Scope out the project for materials, labor and equipment needed.
  • Solicit pricing for materials, equipment and subcontractors needed.
  • Obtains bids from vendors and subcontractors by specifying materials and/or trades needed.
  • Identifying qualified subcontractors; negotiating price and reviewing complete scope.
  • Complete Quantity Takeoffs, coordination of other trades and possible scope gap issues.
  • Communicate with our clients regarding any questions that come up, properly inform the estimating department.
  • Complete cost estimates, write formal complete proposals and job qualifications (exclusions, inclusions, substitutions, clarifications, etc.).
  • Complete prequalification process with subcontractors/vendors to ensure experience and quality.
  • Request bids from different subcontractors/vendors for each proposal and properly backup in project folder.
  • Confer with subcontractors, vendors, construction personnel, lead estimator and chief estimator to adjust. estimates as necessary.
  • Continually assess actual costs to determine whether adjustments to estimates are appropriate or necessary.
  • Prepares work to be accomplished by gathering information and requirements, setting priorities.
  • Maintains cost keys and price master’s by updating information (Updating current proposals internal file).
  • Resolves cost discrepancies by collecting and analyzing information.
  • Maintains quality service by following organization standards.
  • Maintains continuity among office and field teams by documenting and communicating actions, irregularities, and continuing needs.
  • Review construction contracts scope of work and trade summary for their estimates
  • Assist, collaborate and work as a team with lead and chief estimator.
  • Preparing and submitting scope of work in order for purchasing department prepare purchase orders.
  • Helping Management team within office field needs.
  • Solicits and maintains communication with vendors
  • Has a thorough understanding of scopes for each trade and take offs.
  • Known products including Microsoft office Word, Excel, on screen takeoff software like ProEst estimating software are a plus.
  • The estimator will prepare handoff and meet with project managers and advise bid criteria, materials, costs, subcontractors, warranties, take offs, scope, equipment, etc. as required 2 weeks prior to project commencement. Will provide takeoffs and breakdowns in a format acceptable for hand-off to operations.
  • You can expeditiously gather all information pertinent to the work that he needs to bid by: site visits, meeting with client, drawings, specifications, addendums, governing agencies, pictures
  • You are adept at assessing the costs associated with building or renovating structures based on project plans, specifications, and other relevant information
  • You can clearly communicate with internal and external project teams to discuss and formulate estimates and resolve issues
  • You can deliver and explain all documents or information of any relevance, that were received, created, and developed during the bid process
  • You are comfortable representing the company at different showcases that you may be required to attend
  • Must possess an understanding of how jobs will go together functionally and envision the work to be performed and the difficulty involved when preparing an estimate. Needs excellent skills in dealing with suppliers, contractors and fellow employees
  • Must be able to identify areas where savings can be obtained and provide Value Engineering (VE) options to the clients with pricing.
  • Meet with Operations to deliver and explain all documents or information, of any relevance, that were received, created and developed during the bid process.
  • The estimator is required to gather all information pertinent to the work that he needs to bid by: site visits, meeting with client, drawings, specifications, addendums, governing agencies, pictures.
  • The estimator is to prepare the invitation to bid for the project.
  • Generate a “Request for Information” (RFI) to the client. Maintain logs for all RFIs.
  • Proficiency in networking and managing relationships in accordance with effective written and oral communication.
  • Planning, directing, and coordinating all project-related administrative activities to prepare general conditions and the staffing requirements for the Project with the collaboration of the operations department.
  • Developing budget estimates, assisting in project setup, conducting site investigations, and coordinating in-house meetings prior to submitting a bid.
  • Developing project schedules, drop plan, site logistics plan, preparing subcontractor/vendor purchasing schedules, coordinating preconstruction meetings with stakeholders in order to submit a thorough comprehensive and competitive proposal.

EDUCATION: Degree in related field or equivalent experience.

EXPERIENCE:

  • Experience in commercial construction as a general contractor estimator
  • Capabilities as a subcontractor estimator, project manager, or directly involved in the construction process
  • Minimum 2 years of experience as self-performer cost assemblies and digital takeoff full time estimator.
  • Minimum 2 years of experience as General contractor estimator or show knowledge of working 16 divisions, bid solicitation process

QUALIFICATIONS/REQUIREMENTS:

  • MUST be computer literate, have basic knowledge of commercial building codes and building materials.
  • MUST be able to work independently.
  • Self-driven and able to research information required per project specs and drawings.
  • Professional appearance and team attitude, with awareness of office protocols.
  • Strong desire to work in a professional environment.
  • Excellent organizational and communication skills.
  • Capable of prioritizing multiple tasks in structured environment.
  • Able to initiate and coordinate required estimates and proposals with a minimum of supervision.
  • Team in a fast-paced environment and drive the project to meet deadlines
  • Solid mathematical skills; prior experience estimating software preferred.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook)
  • Proficiency in estimating/digital on-screen takeoff
