Salary: $145,000 - $175,000 per year

We are an established, full-service real estate investment trust with holdings totaling over 20 million square feet!! As a firm that owns, develops and manages all of our holdings, we are now poised to further expand our internal construction team to streamline our processes.

This opportunity would give you ability to build out a team, create processes and procedures and while working alongside a seasoned team of Project Executives, Project Manager and Assistant Project Managers.

Job Details:

We are seeking a leader who has a desire to build out a strong Estimating/Preconstruction team! This is a unique opportunity to work with a team of professionals dedicated to delivering top-notch construction and renovation projects that are owned, developed and managed by our asset management teams.

The successful candidate will be responsible for all aspects of preconstruction, including estimation, bidding, and planning for commercial projects, corporate interiors, and tenant improvements. This role requires a keen eye for detail, exceptional organizational skills, and a passion for delivering high-quality work.

Responsibilities:

• Lead the preconstruction process, including estimating, bidding, and planning for a variety of projects such as corporate interiors, commercial tenant improvements, renovations, and fit-outs
• Utilize On Screen Take Off software to accurately estimate project costs and materials
• Manage and coordinate with project teams to ensure accurate and timely completion of estimates and bids
• Analyze blueprints, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for products, projects, or services
• Review data to determine material and labor requirements and prepare itemized lists
• Conduct special studies to develop and establish standard hour and related cost data or effect cost reductions
• Consult with clients, vendors, personnel in other departments, or construction foremen to discuss and formulate estimates and resolve issues
• Confer with engineers, architects, owners, contractors, and subcontractors on changes and adjustments to cost estimates
• Prepare estimates used by management for purposes such as planning, organizing, and scheduling work
• Prepare cost and expenditure statements and other necessary documentation at regular intervals for the duration of the project

Qualifications:

• Bachelor's degree in Construction Management, Engineering, or a related field
• Minimum of 10 years of experience in estimating/preconstruction preferably with leadership/management experience
• Strong understanding of construction processes, materials, and legal requirements
• Exceptional analytical, organizational, and problem-solving skills
• Excellent communication and interpersonal skills, with the ability to liaise effectively with a range of stakeholders
• Proficiency in using estimating software and spreadsheets
• Ability to work under pressure, prioritize tasks, and meet deadlines
• Strong attention to detail and accuracy
• Ability to read and interpret architectural drawings and plans
• A proactive approach, with the ability to take initiative and work independently
