Senior Transaction Manager

Position
Responsible for the ongoing support and management of real estate transaction activities. Ensures consistency in processes, systems and reporting for a portfolio-wide transaction strategy of acquiring, disposing of, and renewing real estate properties. Coordinates field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space, sales, early lease terminations, and more.
Essential Duties and Responsibilities:
Prepare, recommend, and execute complex transaction strategies for a specified brand.
Assist/lead efforts on elaborate lease renewals and new site acquisitions.
Assists with project initiation and scope definition, prioritization of assignments, and adherence to company-driven priorities, commitments, and milestones.
Coordinate, execute and monitor all steps surrounding a transaction (completion of project initiation forms, delivery of market surveys, site tours, RFI/RFPs, LOI negotiations, building evaluation matrixes, lease execution and transaction closeout).
Coordinates and manages broker selection.
Drafts and creates, including but not limited to: market comps, Requests for Proposals (RFPs), proposal comparison packages, Letters Of Intent (LOI), and CAPCOM packages.
Coordinates and supports the negotiations of sales, leases and lease amendments.
Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
Ability to coach others to develop in-depth knowledge and expertise in most or all areas within the function.
Contribute to new processes, standards, and/or strategies to support functional goals.
Communicate difficult and complex ideas with the ability to influence.
Locates and presents new properties to meet requirements and timeline.
Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
Closely tracks all transaction activity for a robust mixed portfolio.
Manages project tracking system to ensure timely completion for assigned transactions.
Works closely with Sr. Director of Real Estate, Lease Administration, Facility Management, Construction, Legal and Finance teams.
Ability to resolve landlord and tenant disputes.
Other duties may be assigned.
Knowledge, Skills, and Abilities:
Bachelor's degree in business or related field.
5+ yrs years of relevant experience
Excellent interpersonal, communication and presentation ability.
Strong analytical ability, both financial and qualitative.
Ability to solve problems using standard and innovative solutions.
Strong negotiation skills and ability to execute both independently and as a team.
In-depth knowledge and thorough understanding of: MS Office Products (Word, Outlook, Excel and PowerPoint), SmartSheets, Box, and CoStar.
Expert organizational skills with an advanced inquisitive mindset.
Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and high workload
Willingness to take on and/or lead new challenges, responsibilities, and assignments
A desire to work within a diverse, collaborative, and fast driven professional environment
Demonstrate strong relationship skills
Excellent verbal and written communication and presentation skills
Work Schedule:
Extended hours may be required, with minimal advanced notice.
This position sits at the main Support Center, located in Independence, Ohio.
