1-3 years of property management experience, GED / High School required

Job Description:

The Property Manager will work alongside the Regional Manager in the property management of over ten rental housing communities and ~300 units. Southern Oaks is a fast growing company continuing to expand its number of communities. Room for the Property Manager to grow and gain responsibility.

Duties:

COLLECTIONS:

PAY & QUIT. On the 6 th

of every month, we will review how much each tenant owes each property across the portfolio. PM will produce the five-day Quit form across the portfolio and post on the respective doors of the tenants.

COURTESY CALLS. PM will communicate with tenants that have not paid by the 10 th

of each month and get feedback on pay and whether there is a payment schedule.

After the five-day notice has lapsed on the Quits, we may, on a case by case basis, move for eviction with our attorney, in-house evictions in other counties. PM will coordinate all information and communication once ownership has approved to send to eviction. PM to coordinate the eviction with the Marshall, exchange of keys and move-out.

UPDATED RENTAL STATUS. PM to maintain a list of who has paid and overall accrued balance and charge late fees per terms of agreements and update rent roll with collection status weekly.

LEASING:

Any move-in ready unit will be leased by PM, with an RTO / POH agreement at a price agreed to by ownership. PM to use Zillow primarily to generate leads. PM to use the message portal on Zillow to communicate with prospects and pick up the phone.

PM is expected to sign RTO and Lot rent agreements.

Enter tenant’s information into Zego and issue a CashPay Card

for their second month’s rent.

Scan RTO / Lot rent agreement into drive.

Work Orders:

PM to field calls from tenants and create a list of work orders across the portfolio.

PM to coordinate with outside services, staff members and other vendors for the successful execution and completion of work orders.

Rules Enforcement:

PM to visit parks every month and enforce park rules, such as the collection of trash and debris removal and issue letters to tenants that are in violation of park rules. Each park should not have any visible trash build up or heavy machinery.

Bill Payment / Scan Documents:

Every week PM is to scan these bills into the system and review with ownership for payment.

Unit TO / Move-ins:

PM to do final inspection of unit-turns and renovated units going through a checklist as to whether the unit is completed and coordinate with outside services team to finish checklist.

PM to coordinate Unit TO with outside services team after a tenant moves out and coordinate the cleaning crew to clean.
