Position Description:
This position works with assigned property management staff to maintain for commercial units while also ensuring proper regular maintenance occurs on buildings and facilities to prevent future issues. The Commercial Property Manager is responsible for developing maintenance plans, maintaining safety standards and records. In addition, this position also ensures the properties meet all regulatory standards, are occupied and profitable, implements policies, procedures and practices to enable each property to meet budgeted financial goals and achieve operational performance objectives.
Essential Functions/Accountabilities:
Responsible for portfolio management and reporting on all commercial properties. Greeting, showing/touring commercial properties to prospective tenants. Processing and supervising applications to prospective tenants. Prepares tenant related notices and works with outside legal counsel during eviction procedures. Prepares CAM estimates, parking fees, and late charges while ensuring that tenant's pro rat share of CAM, exclusions, and expense caps are calculated and paid correctly. Obtain the gross sales reports of retail establishments. Monitor trends from gross sales reports and take appropriate action when necessary. Collects, reviews, and tracks all insurance certificates for the property's tenants and vendors. Handle the submission of insurance claims by visitors who report sustaining damage while on the property. Post notices of non-responsibility where tenants are performing construction. Negotiates and renews commercial tenant leases and provides and oversees field operations. Prepares tenant related notices and works with outside legal counsel during eviction procedures. Coordinates move ins, outs, and unit turns for all commercial properties. Oversees rent collection, receipting, and deposit processing. Processes, audits, and approves all maintenance work orders and ensures invoices align with the work performed. Determines property maintenance requirements, review contractor bids, and negotiate maintenance contracts. Maintains owner, vendor, and tenant account legers. Coordinates and participates in on/off site tenant or other community events. Resolves tenant and/or maintenance issues in a timely and cost-effective manner. Provides weekly, monthly, and quarterly reports to senior management. Reviews and approves expenditures within budget and negotiate and evaluates contracts. Monitors, supports, and suggest marketing improvements and review and suggest rent schedules on existing and upcoming projects. Responsible for resolving tenant relation issues and escalated complaints from tenants. Assists in or develops corrective programs for properties, when needed. Minimum Qualifications:
California Real Estate License preferred. Two years of commercial property management experience. Knowledge of CAMs Excellent written, oral communication skills. Self-starter who requires little supervision. High level of integrity. Provides boutique level of service to customers/tenants. Knowledge of California commercial real estate laws. Effectively documents in AppFolio or Yardi ensuring that Granville's liability is covered. Ensures rents are at market maximizing revenues. Supervisory Responsibility:
None. Work Environment:

This is a full time at will position, and work hours are typically Monday through Friday 8:00 a.m. to 5:00 p.m. Occasional evening and weekend work may be required as department needs demand. Travel:
Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected. Work Authorization:
Must be eligible to work in the United States Minimum Requirements:
Six years of management experience in the property management industry Bachelor's Degree in Real Estate or related field preferred
