D.R. Horton, Inc. is currently looking for an *Regional Property Manager-PM*. The Regional Property Manager is responsible for all aspects of operations to include Marketing, Leasing, Training, Hiring, Resident Relations, Curb Appeal, Financial Reporting and Overall Market Awareness while overseeing Build-To-Rent and Multifamily communities.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Recruit, hire, train, coach, and evaluate community teamsSupervise all aspects of the lease up effortsConduct in person visits and complete community inspectionsReview leasing & occupancy activity to meet budget/ proforma expectationsProvide staff with direction, guidance and tools for successReview all renewals and prepare budget increase recommendations by analyzing and monitoring the community market conditions to anticipate market changes or trends that could affect the profitability of the communityPrepare and follow guidelines of the community operating budget and make recommendations for ways to maximize income and minimize expensesSupport the overall marketing efforts and offer input and suggestions regarding promotions, advertisements, etc.Oversee resident relationsMonitor closing ratios of Leasing Consultants to ensure requirements are met and provide additional training as necessaryAssure adherence to all government regulations including Fair Housing, Equal Employment Opportunity, ADA, and OSHAComplete various accounting, financial, administrative reportsCommunicate with executive team about asset performance, opportunities, and winsEffectively communicate with various support teams to ensure quality reportingConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Supervisory Responsibilities
Directly manages two or more employees in the Main Office Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Education and/or Experience
High school diploma or general education degree (GED)One year of experience in lease up and new construction experienceFive years minimum experience in a multi-site supervisory roleAbility to multi-task and prioritize in a very fast-paced, ever growing environmentStrong interpersonal skills with ability to influence othersProperty Management Software experienceDemonstrated ability to read, write, and communicate effectively to comprehend and complete legal, financial and human resource documentsLiterate with computerized financial and word processing softwareDemonstrated mathematical and analysis skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete, understand and interpret financial records, budgets, and other fiscal reportingAbility to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applicationsProficiency with MS Office and email

College degree or Industry Certifications preferredCommunity onboarding and disposition experience is a plus
