SteelHead Management is a full-service property management company formed in 2016 to manage multifamily and mixed-use assets owned by the Holladay Corporation and Spy Rock Real Estate Group, both of which are active developers. SteelHead’s team is comprised best-in-class personnel, both at the corporate and site level with a team-first and people-first culture. Steelhead does not manage third-party assets and focuses on NOI and cash flow optimization within a portfolio of owned assets. SteelHead is responsible for managing day-to-day operations for a portfolio of residential, commercial, and mixed-use assets. The property management division manages over 3,000 residential units and 200,000 SF of commercial space in the Richmond, Tidewater, and DC markets. Our goal is to make sure our owners and investors receive the maximum return on investment by the way of increased distributions and asset value.

Job Summary:

We are seeking a talented and motivated professional to join our team as Assistant Property Manager in Richmond, VA. This is a terrific opportunity to join a growing, fast-paced real estate organization and immediately make an impact. This position will report to the Property Manager.

Responsibilities will include:

Maintain high occupancy level through support of and participation in leasing activities, effective motivation, keeping informed of market conditions, understanding competitive pricing, and utilizing appropriate marketing resources.Support the marketing functions through recording accurate data on prospective and new residents, and by keeping informed of the competition.Utilize company resources to facilitate leasing.Assist in establishing and achieving financial goals by effectively qualifying prospective residents and verifying applications.Prepare lease documents and related paperwork.Provide follow-through and assistance to Property Manager and support in coordinating the on-going maintenance of the property.Supervise staff members as directed by the Property Manager.By example, encourage employee development and teamwork through effective personnel management and by communicating clear standards.Assist the Property Manager as needed by demonstrating good communication skills and by understanding Company goals, policies, and procedures.Strive to make the living experience of our residents of the highest quality.Lead the rent collection efforts with a goal of zero delinquencyDatabase management through data entry of invoices and rental income receivedMeeting and exceeding weekly leasing goalsAssisting in the development and implementation of the community's marketing planProviding excellent customer service

Qualifications:

2+ years multifamily experienceCertified Apartment Manager (CAM) or National Apartment Leasing Professional (NALP) designation preferredLIHTC experience preferredRealPage/OneSite experience preferredMarketing experience leveraging multiple mediums, including social networkingExcellent written/verbal communicationsMust possess a positive attitude and the ability to smile under all circumstancesMust have excellent communication, organization, time management, and people skillsMust be able to work weekends
