POSITION OVERVIEW

The

Mixed-Use Commercial Property Manager

will oversee the operations of a mixed-use property or portfolio of properties in Charlotte, NC. The role is responsible for achieving superior operational results and financial performance.

ESSENTIAL FUNCTIONSServe as point person for the property or portfolio.Resolve property management issues.Build and maintain a best-in-class level of service at the assignment.Build employee teams and provide training, motivation, and direction for superior performance.RESPONSIBILITIES

Develop tenant relationships and support building operations for the property or portfolio.Maintain personal contact with owners.Conduct routine property inspections to prevent/identify problems and exposures.Ensure compliance with building codes, regulations, and governmental agency directives.Assure optimal functioning of building life safety and security systems.Authorize vendor contracts.Establish AR/AP guidelines, track performance and monitor the recovery process.Ensure monthly reporting according to owner's needs.Create, assemble, review, and implement annual operating and capital budgets.Ensure compliance with management agreements.Perform various personnel functions including staffing, employee supervision, and employee development.Monitor lease expirations and work with the leasing team to maximize tenant retention.Coordinate insurance procurement, electricity procurement, and real estate tax review processes for the properties.Coordinate property/owner teams including property management, accounting, marketing, and construction.Qualifications

Bachelor's Degree PreferredAt least 3-5 years of Commercial Property Management and Commercial Real Estate industry experience with supervisory responsibilitiesExperience working with owners, tenants, and vendorsStrong written and verbal communication skillsCPM, RPA designation (or in progress)Detail oriented, and analyticalYardi and/or MRI systems experienceMS Office - Excel, Word, Outlook
