The Regional Property Manager for the North Metro Properties will oversee the daily operation of their assigned region's housing communities which include affordable housing, senior affordable housing, and market rate.ESSENTIAL FUNCTIONS:Directs property operations to achieve strategic and financial objectives.Lead, direct and manage property personnel in areas such as recruiting, hiring, training and performance management.Ensures accuracy of reporting through YARDI property management software.Ensures adherence with company policies and procedures and ensures compliance with federal, state and local laws.Evaluate resident ledgers and assist with generating or correcting resident tax credit certification files and/or creating a staffing plan to stay on target.Completes property financial analysis of operating results and report results monthly.Collaborates with development, construction, compliance and accounting as needed.Either via webinar or in person, provide training to Velair staff, especially to new hires.Works directly with construction and on-site personnel to ensure a smooth transition from construction to management for lease up of new properties.Develops and ensures the execution marketing plans for all properties.Directs and supervises property managers to maximize portfolio performance.Provide relief management and support to on-site offices as needed.Create and maintain a safe work environment.Adhere to all Fair Housing laws and regulations.Other duties as deemed necessary to ensure optimal operational efficiency.QUALIFICATIONS:

(Knowledge, Skills, Abilities, Education, Training and Experience)5+ years of Property management experience, recent experience in a regional manager or portfolio manager role preferred.Strong understanding of tax credit requirements (LIHTC) and other affordable housing programs.Possession of an industry recognized certification in LIHTC compliance or the ability to earn one within 90 days of hire.Exceptional leadership, management, and coaching capabilities.Excellent understanding of customer service. Know how to identify customer needs and respond to concerns.Language Skills – Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.Math Skills – Ability to calculate discounts, interest, bonuses, proration, percentages, and to apply concepts of algebra and geometry.Reasoning Skills – Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.Computer Skills – Intermediate experience with MS Office. YARDI experience preferred.4 Year College Degree Preferred.Travel required, approximately 50%, the majority of the travel is within Twin Cities North Metro properties.PHYSICAL REQUIREMENTS/ WORK ENVIRONMENT:The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
