Manage the day-to-day operations of facilities within assigned zone to maximize safe, efficient and cost-effective operations, and stakeholder satisfaction. Coordinate all construction, preventative or routine maintenance, and repairs with Property Management personnel and contractors. Ensures division goals and performance initiatives are met.Responsibilities:

Manages and inspects facilities within assigned zone to maximize safe, efficient and cost-effective operations and minimize unplanned repairs;Creates annual and quarterly plans addressing needs of facilities; follows up on planned work;Creates, implements, and maintains department repair and capital improvement budgets; ensures compliance with budgetary constraints; and forecasts and plans facility maintenance and improvements;Plans, develops and prioritizes projects and weekly work plans; ensures that materials are available, projects are designed and planned, and monies are available;Plans work/staff schedules; evaluates and monitors routine work and projects with regard to progress and costs;Coordinates and monitors status of work orders; estimates, requests, and purchases materials and equipment within City rules; and estimates labor costs;Maintains current knowledge in the field of facilities management/maintenance/security;Represents the City and/or the division on committees and professional organization membership(s); and performs related duties as assigned;Ensures compliance with applicable building and safety codes, hazardous waste disposal, OSHA, hazardous materials, etc.; complies with federal, state and local laws and regulations; follows all safety precautions/standards and City policies and procedures;Monitors emergencies, including equipment breakdowns, malfunctions and alarm calls;Manages and supervises assigned division staff and contractors; verifies timesheets for accuracy and compliance with contracts, policies and procedures;Contributes to a safe and working environment by participating in all drills and training and being prepared to take action should a health or safety emergency occur;Other duties as assigned.Minimum Qualifications:

A Bachelor's degree in engineering, construction management, or related field.Five years of related experience including two years of supervisory experience, or an equivalent combination of education and experience.Physical Requirements:

Must have the use of sensory skills in order to effectively communicate and interact with other employees and the public through the use of the telephone and personal contact.Physical capability to effectively use and operate various items of office related equipment, such as, but not limited to personal computer, calculator, copies, and fax machine.This position will require significant walking, standing, bending, etc. Must have the physical ability to maneuver over construction sites and within buildings.Must be able to drive an automobile and perform on-site inspections at locations which may not be accessible to the physically handicapped.For all positions:

Ability to establish and maintain effective working relationships with elected officials, coworkers, the press, the general public and members of diverse cultural and linguistic backgrounds regardless of race, religion, age, sex, disability, political affiliation, gender identity or sexual orientation.Ability to serve the public and fellow employees with honesty and integrity in full accord with the letter and spirit of all city ethics and conflicts of interest policies. Strong understanding of ethical behavior is required.Ability to maintain regular and punctual attendance.Performs related work as required.Reports to work as directed during an emergency as an essential employee of the City of Miami Beach.For all technical, professional, supervisory and managerial positions:
