The fundamental role of a Facilities Manager is to provide support for the maintenance-related needs of the building and grounds. The Facilities Manager is responsible for maintaining the physical appearance, curb appeal, and upkeep of the building.Duties & Responsibilities:Provides general and detailed maintenance (either with direct or indirect supervision), including patching, painting, hardware repairs, and other repair/replacement work as required.Performs preventative maintenance and emergency repairs on building systems, plumbing, electrical, mechanical, and control systems and related components.Tests system competency and component devices and evaluates performance.Identifies repair and maintenance projects requiring the assistance of contractors or vendors.Monitors work of vendors or contractors and assists in the review of new construction or remodel plans to assure compliance with facility maintenance standards.Collaborates with other appropriate management staff and vendors or contractors to prepare and implement budget.Ensures facility is ready for regular business and special events and/or meetings.Inspects the property to identify necessary repairs or updates.Assists with grounds maintenance tasks, including shoveling walkways and removing trash.Assists with painting and hanging drywall as needed.Maintains a clean and safe work area and sanitizes areas.Maintains inventory level of replacement and repair parts.Maintains on-site tool inventory and ensures tools are in proper working condition.Handles incoming work orders and ensures work orders are completed in a timely manner.Maintains files of inspections, service agreements, and contracts.Follows company safety standards.Reports to work in-person and starts job duties on time for established shift.Completes required hours on assigned work shift to complete assigned responsibilities and duties.Skills & Abilities:Extensive knowledge of commercial building maintenance, HVAC, plumbing, electrical, drywall repair, painting, and appliance repair.Familiar with some computer skills including email, electronic timekeeping, and mobile software applications.Ability to read, write, and understand English.Ability to read and understand operating instructions and manuals for tools, equipment, and chemicals.Excellent attention to detail and organizational skills.Effective verbal and written communication skills.Ability to use powered and hand tools used in facilities maintenance.Ability to work in a team environment or independently.Ability to secure and maintain a favorable background investigation and clearance.Education & Experience:High school degree or equivalent preferred.Journey Plumber preferred.Experience in a Hospital/Cleanroom facility preferred.5+ years of previous experience in facility maintenance work highly preferred.Valid Class “C” Texas driver’s license.Physical Requirements:Ability to perform work both indoors and outdoors with exposure to various weather conditions.A significant amount of bending, stooping, squatting, standing, kneeling, crawling, climbing ladders (often while lifting or carrying items), reaching below and above shoulders, grasping, gripping, turning, or lifting is required daily.Ability to hear and respond to alarms or warnings.Able to lift objects weighing up to 50 lbs. while performing job duties.Ability to meet work demands including regular attendance, working well with others, verbal contact with others, noise, and occasional travel by conventional means.
