The Vice President, Development & Construction will coordinate the daily activities involved with the design, construction and development of commercial projects. This position reports directly to the Senior VP of Data Center Development and Construction. The individual will interact with tenants, contractors, architects, designers, consultants, public agency staff and plan reviewers, capital partners and other project stakeholders as necessary.
The incumbent will be directly responsible for management of project budgets, scheduling, consultant and contractor selection and overall delivery and performance of development and building improvement projects. It is anticipated and expected that the incumbent will have the skills and experience to manage building repositioning and development projects
Typical Duties and Responsibilities
Develop project budgets and manage costs to remain within budget constraints. Also prepare and manage project schedules including negotiation and resolution of critical path conflicts.
Develop and implement RFP requirements for project bids and review bidders' qualifications, analyze bids and negotiate contracts as required. Oversee contracts and agreements and enforce provisions as necessary. Manage development and construction consultant activities during the entire project lifecycle.
Coordinate TI projects with prospective and current tenants while supporting and advancing tenant relations and company objectives.
Plan and schedule work over the course of one or several months; defines tasks, priorities and work schedules in order to meet overall objectives of broadly defined work assignments.
Become proficient in AREP’s job cost tracking software and utilize it to monitor project progress and cost compliance. Process project invoices as needed in support of job costing.
Report on project status to Managing Director as required but no less than weekly.
Help ensure that the organization is in compliance with local, state and Federal laws, permits and safety regulations.
Contribute to ongoing improvements to departmental processes and workflows.
Participate in the due diligence process and evaluation of proposed developments and existing building acquisitions.
Understand and drive zoning and re-zoning efforts including coordination of legal counsel, civil engineers and other professionals in pursue of greenfield and brownfield acquisitions.
Perform other related duties as assigned.
Knowledge, Skills and Abilities
To perform the typical tasks and duties of the position successfully, the knowledge, skills and/or abilities listed below are required.
Advanced knowledge of the principles and practices of urban and suburban commercial real estate development and construction.
Skilled in drafting agreements and editing legal documents related to design, development and construction.
Skilled in developing, coordinating and maintaining project schedules.
Skilled in developing and executing project level sustainability plans, including comprehensive understanding of US Green Building Council LEED, Energy Star and related programs.
Strong working knowledge of computer software, including Microsoft Office Suite. Design software knowledge a plus.
Ability to handle multiple projects and deadlines and generate detail-oriented work-product.
Ability to communicate effectively orally and in writing with senior management, attorneys, equity partners, tenants, technical consultants, public agency staff, fellow employees, public officials and community members.
Ability to interpret federal, state, and local ordinances, regulations and past approvals pertaining to development and construction-related activities.
Self-starter and team-player with ability to identify problems and develop creative solutions in a fast-paced environment.
Analytical ability to collect, evaluate, and analyze information to make decisions that affect the overall operations or results.
