Commercial Property Supervisor

Location: Studio City, CA 91604 (Not an onsite/resident manager position)

Schedule: Monday-Friday 8:00 AM-5:00 PM (with a 1-hour lunch)

Hybrid Work Arrangement: 4 days in office, 1 day remote (working from home)

Compensation: Base Pay: $75,000 - $85,000 annual salary plus monthly performance-based bonuses $5,000-$6,000

Here's What You'll Be Doing

As the Commercial Property Supervisor at LAPMG, you'll be at the heart of our operations, overseeing a diverse portfolio of properties that range from retail spaces and office buildings to medical and industrial properties. You'll be the go-to person for maintaining the seamless day-to-day operations of these commercial properties, ensuring they are both profitable and well-maintained.

You'll be responsible for overseeing the relationship between owners, tenants, and vendors, ensuring communication is always clear and expectations are met. With your experience in tenant and lease management, you'll be the point of contact for resolving tenant issues, maintaining high occupancy levels, and ensuring compliance with lease agreements. You'll also handle vendor relationships, contracts, and maintenance requests to ensure our properties are in pristine condition at all times.

You will thrive in this role by taking ownership of budgets, managing expenses, overseeing capital improvements, and ensuring that all properties are kept to our high standards of excellence. In short, your work will directly contribute to the long-term success and reputation of LAPMG.

Key Responsibilities:

Manage daily operations for a diverse portfolio of commercial properties, including retail, office, medical, and industrial spaces.Maintain strong relationships with tenants, ensuring their needs are met promptly and professionally.Oversee tenant leasing processes, including managing lease agreements, renewals, and ensuring full compliance with contractual obligations.Prepare and manage property budgets, monitor CAM charges, and handle monthly financials, ensuring properties meet or exceed financial targets.Coordinate and manage vendors for maintenance and capital improvement projects, ensuring timely and budget-conscious execution.You Need These Qualifications

You have

2+ years of experience

in commercial property management and a proven track record of managing multi-tenant properties.You have a deep understanding of

commercial leases , including Tripple Net, Gross Lease, and Modified Gross Lease.You are skilled in

budgeting, CAM reconciliations , and financial oversight.You have experience managing

vendors, contracts, and maintenance operations .You are well-versed in

tenant relations

and can handle any issues that arise with professionalism and tact.It Would Be Nice If

You have experience using

AIR software

to draft and manage leases and amendments.You've worked on

capital improvement projects

and have a history of seeing them through from start to finish.You bring with you knowledge of

Appfolio

or similar property management software.You are familiar with

regulatory compliance

as it pertains to commercial properties in California.You thrive in a fast-paced environment and enjoy solving problems on the fly.
