A Senior Property Manager oversees the daily operations and maintenance of commercial properties on behalf of the property owner or management company. You are responsible for maintaining and managing the day-to-day operations of one or more properties, ensuring they operate smoothly and efficiently. Your primary goal is to maximize the property's value, income, and occupancy levels while providing excellent service to tenants and clients.Here are some key responsibilities:1. Property Maintenance:Schedule and oversee regular maintenance, repairs, and inspections to ensure retail center properties AND vacant properties are well-maintained and comply with safety standardsRespond promptly to maintenance requests from tenants and coordinate necessary repairsConduct periodic property inspections to identify maintenance needs and ensure compliance with lease agreements and regulations2. Tenant Relations:Manage tenant inquiries, complaints, and requests in a timely and professional mannerEnforce lease terms, collect rent payments, and address delinquencies through appropriate legal channels if necessaryUnderstand lease language to ensure tenant and landlord lease compliance and be able to communicate as needed to tenants.Assist with collection of SNDA and Estoppels as needed for acquisitions and other needs3. Financial Management:Prepare and manage property budgets, including operating expenses and annual reconciliations, maintenance costs, and capital improvementsMonitor rental income, expenses, and financial performance, and provide regular reports to owners and other stakeholdersImplement strategies to maximize rental income, minimize vacancies, and control operating costs4. Legal Compliance:Stay updated on local, state, and federal landlord-tenant regulationsEnsure properties comply with zoning regulations, safety codes, and environmental standardsAssist with legal matters related to evictions, collections and other lease violations, in accordance with the lease agreements and company policiesSkills and Qualifications:Bachelor’s degree in Business Administration, Real Estate Management, or related field (preferred)Proven experience in retail property managementStrong knowledge of tenant NNN reconciliation processes, CAM pools and recovery lease language to ensure correct billing and escrows are sent out timely.Strong knowledge of property management principles, property budgeExcellent communication, negotiation, and interpersonal skillsProficiency in property management software (Yardi strongly preferred), financial analysis, budgeting and reportingAbility to multitask, prioritize tasks, and work independently or as part of a teamAttention to detail, problem-solving skills, and a customer-centric approachA successful Property Manager plays a crucial role in ensuring properties are well-maintained, financially sound, and provide a positive experience for tenants and property owners alike. By effectively managing operations, finances, tenant relations, and legal compliance, they contribute to the overall success and value of the properties under their supervision
