Regional Director of Plant Maintenance - Full Time (Corporate)

The following are essential functions of the job:
Develops and implements a strategic plan for the housekeeping and maintenance department in alignment with The Plaza's overall organizational goals.
Develops and maintains key performance indicators (KPIs) to provide consistency in the cleanliness and upkeep of the community, in an effort to create The Plaza's standard for housekeeping and maintenance.
Develops and assists in the execution of consistent Preventive Maintenance Plans.
Coordinates and assists in vendor partnerships, including maintaining current vendor lists for all communities, ensuring budgeting goals, and working on capital improvement plans. Ensures that each vendor is current on their certificate of insurance.
Conducts regular routine checks/inspections of ALL communities for the following safety regulations: life safe systems and equipment; fire alarm system, fire sprinklers, emergency call system, fire extinguishers, generators, etc., in accordance with local fire codes and regulations.
Conducts frequent community walk-throughs with Directors to ensure safety, standards, and expectations are being met.
Ensures that the communities are properly maintaining the necessary logs/requirements per state and federal regulations, including water temperature logs, fire extinguisher monthly checks, and so forth.
Ensures that all communities have necessary permits, licenses, and certificates up-to-date and maintained.
Participates in community's Safety Program and reviews Safety Committees' minutes quarterly, including ensuring that each community is holding quarterly fire drills, elopement drills, and emergency weather reviews.
Evaluates bloodborne pathogen and infection control prevention plan annually and re-evaluates as necessary.
Assists communities with emergency repairs when necessary.
Assist in ensuring that the communities are following The Plaza's Safety Data Sheet (SDS) requirements - ensures SDS sheets are obtained for all chemicals used within the community and are easily accessible to all Plaza Team Members.
Works with the Executive Team to provide guidance and support to The Plaza communities as necessary, including the role of interim Director at the community when position is vacant.
Adheres to all employment requirements established in the Team Member Handbook and the Operating Policies and the Procedural Manuals.
Performs other duties as assigned by Chief Operating Officer (COO).
Required
Ten (10) years minimum experience in Environmental services and/or Building Maintenance (i.e. community/building) in a management role, and/or larger scale commercial properties.
Thorough and practical knowledge of commercial building engineering.
Extensive experience maintaining large, complex commercial properties.
Strong leadership and organizational skills - having supervised departments with at least 25+ employees.
Ability to effectively manage multiple projects simultaneously.
Capital project management experience of $2 million plus, in scope.
Capital budget development experience with physical plant life cycle planning and analysis.
Preventative maintenance program development experience.
Housekeeping management experience on a larger scale property.
Compliance experience with safety regulations, environmental standards, and quality control procedures.
Quality improvement program implementation experience for quality improvement practices in maintenance and housekeeping.
Associate's Degree or higher in engineering, facilities management, or related field.
Strong knowledge of maintenance practices, equipment, and building systems.
Excellent organizational, planning, and problem-solving skills.
Ability to work under pressure, be highly reliable, and consistently able to meet deadlines.
Proficiency in using maintenance management software and common software tools.
Excellent communication and interpersonal skills.
Demonstrated ability to build and maintain strong relationships with associates, residents, and families.
Passion for delivering exceptional customer service.
Must have a valid State Driver's License with a satisfactory driving record per The Plaza's Driver's Policy.
24/7 on-call status in the event of an emergency.
Current Tuberculosis Clearance, according to the State of Hawaii Department of Health.
CPR and First Aid Certification.
Starting salary is $90,000 per year - negotiable based on prior relevant experience.
