This includes the Frank Residences, offering assisted living and memory care services; the Jewish Home and Rehabilitation Center, featuring long-term skilled nursing, short-term rehabilitation, and an acute psychiatric unit specialized in mental healthcare for older adults over age 55; and the Jewish Home and Senior Living Foundation.Grounded in the Jewish values of dignity, compassion, and community, the San Francisco Campus for Jewish Living, fondly referred to in the past as "the Jewish Home," was founded in 1871. Today, 150 years later, it continues to build upon its legacy of enriching the lives of older adults.Position OverviewSan Francisco Campus for Jewish Living is comprised of 11,000 square feet across nine acres and five buildings. This role will have oversight for four buildings. Under general supervision, this role assists the Director of Facilities Plant Operations in overseeing the Facilities department within the JHRC buildings. This does not include oversight of the Frank Residences.Essential Functions:Assists with fire/life safety management plans, hazardous waste management plans, utilities systems management plans, and the emergency management program, including preparedness for the CDPH Annual Survey.Manages fire systems compliance, including regular testing and preventative maintenance of fire systems, and conducts fire drills as needed.Supports the Facilities Plant Operations Director with auditing and enforcing life safety regulations.Serves as a point of contact for local, state, and federal environment and safety regulatory officials.Assists the Facilities Plant Operations Director with development of the annual operating budget and various capital project budgets.Assists the Facilities Plant Operations Director in reviewing of department expenditures to ensure compliance with established budgets.Assists the Facilities Plant Operations Director with day-to-day operations and project management.Provides maintenance staff supervision, training, evaluations, recommendations, and reviews.Assists with managing the computerized work order system to ensure timely completion of all requests.Manages the utilities systems preventive maintenance program, including boilers, air handlers, air conditioning, filters, fire extinguishers, fire doors, and hospital equipment.Helps establish and manage service contracts.Coordinates and inspects the work of sub-contractors to ensure effective and efficient production.Acts on behalf of the Facilities Plant Operations Director at meetings upon request.Conducts routine drills as directed by the Facilities Plant Operations Director.Must be available after work hours for emergency response.Attends and participates in the Emergency Management Committee.Assists with revisions of facility Emergency Operations Plan.Leads various emergency responses as determined by the Facilities Plant Operations Director.Attends and reports to QAPI committee.Manages OSHA-required training, including Lockout/Tag out Protocol, Contractor Safety Program, Driver and Vehicle Safety Program, Underground Storage Tank Management Program, and Above-Ground Storage Tank Management Program.Assists in BAAQMD compliance for diesel generators and gas-fired boilers, including obtaining owner operation permits.Assists in managing Environmental Health and Safety correspondence, permitting, and licensing for JHRC.Performs other duties as assigned.Qualifications:Five years’ experience in facilities management, preferably in a healthcare environment.Experience working in a unionized environment preferred.Bachelor’s degree in facilities management or journeyman experience, preferably Electrical, HVAC, or Stationery Engineer.Knowledge of California State Department of Public Health, Fire and Life Safety requirements for skilled nursing and acute care hospitals and NFPA and Title 22, 24 codes.Knowledge of maintenance and building systems; familiarity with UPS and ATS controls and industry standards.Understanding of air flow and static pressure.Understanding of terminology found on blueprints commonly used in building maintenance.Knowledgeable on the storage, disposal, or treatment of hazardous materials.Demonstrated proficiency with MS Office, including Outlook, Word, Excel, and PowerPoint.Demonstrated ability to build rapport quickly with peers and customers.Strong customer service, verbal and written communication, and research skills.Ability to interact, communicate, and cooperate at all levels within the organization.Ability to serve as emergency responder and work within an Incident Command framework.Ability to be accurate, concise, detail oriented, and make independent decisions.Capable of working outdoors in a variety of weather conditions.Must be able to report to emergency calls at all times of the day and night.
