Impact Housing is quickly becoming the most active developer of housing in Southern California, by deploying our mission-driven, vertically integrated housing production and activation model. We are scaling our company to build and activate high volumes of unsubsidized new housing that is affordable to moderate – and low-income households, and in so doing, help solve Southern California’s housing crisis. The company currently has several San Diego projects under construction and in the development process and is on track to build 10,000 apartment units in San Diego this decade.

SUMMARY OF POSITION
The Senior Project Manager will be an instrumental member of Impact Housing’s construction team, which is fully responsible for the execution of its real estate development projects. Under the direction of the Senior Director of Construction, the Senior Project Manager will oversee all aspects of multiple projects from start to finish by coordinating efforts involving the internal teams, subcontractors, and vendors. Specifically, the Senior Project Manager will be responsible for:
KEY RESPONSIBILITIES
Manage multiple projects.
Negotiate cost-effective subcontract and material purchases.
Set up and implement job procedures and techniques to ensure timely buyout, shop drawing approval, and material delivery.
Work with the Project Management team to develop safety plans and implement safety procedures.
Maintain timely and accurate reporting to management.
Manage, train, and supervise the project team according to Company policy.
Organize regular meetings for management and subcontractors.
Review contract conditions; ensure compliance with all contract terms.
Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders.
Negotiate, prepare, and issue subcontract bid packages.
Maintain quality control (integrity and excellence of completed project).
Avoid or mitigate claims and conflict.
Complete all job close-out procedures.
Conduct warranty follow-up (1-year warranty walks).
Complete the project with a full or enhanced fee.
QUALIFICATIONS
10-15 years in commercial and podium multi-family required. Modular experience is a plus.
Bachelor’s degree in civil engineering, Construction Management, or related field preferred.
Advanced knowledge of construction principles/practices required.
Experience dealing with subcontracts, subcontractors, and/or self-performance work.
Experience leading successful project teams, including the development of employees, and maintaining relationships with external entities.
Excellent organizational, team management, problem-solving, and motivational skills.
Knowledge of San Diego trades and permit process a plus.
Solid computer skills, with a working knowledge of MS Smartsheet, Procore, and modular construction are a plus.

COMPENSATION
Competitive salary range of $165,000 to $175,000 depending on skills and experience.
