The successful candidate willinitially be based in Denver, CO, with a subsequent assignment to aproject in Telluride, CO, beginning in Q1 2025 and continuing through theproject's completion. Preferred candidates will possess experience inmanaging condominium, multi-family, and hotel projects, particularlythose situated in mountain terrain.The Senior Project Manager is responsible for profitably managing alladministrative and field construction activities to quality standards, whilemaintaining relationships with all stakeholders on assigned projects. Thisindividual will often oversee multiple medium-sized projects, a singlelarge-sized project, or an assigned scope on a single, large, complexproject. The Project Manager is expected to demonstrate leadership byfollowing company standards and policies, achieving shared goals,developing others and building high morale and commitment.What You'll Do:Provide leadership and management direction to project teamsEnsure project teams implement and execute Company policies, procedures andprocessesUnderstand and establish contract terms, obligations and budgets; reviewand enforce prime contract terms and obligationsAccept overall responsibility of risk management and mitigation for assignedproject(s)Collaborate with project team to execute project goals and build high moraleCoordinate with project team to create project schedule, identify andaddress long lead items, update or amend project plan as needed; reviewand assign scopes of workEnsure contracts, insurances, bonds and change orders are intact prior toscope executionOversee project safety plan and lead site complianceOversee and review inspections, compliance audits and the non-conformance logEnsure project team tracks material and equipment delivery status, notifiesproject team of any schedule or cost impacts and tracks requests for changePartner with project team during the buyout process and preconstructionefforts (i.e. create preliminary schedule, determine bid strategy andsolicitation, detect potential constructability issues, ensure seamlesstransition to operations, draft subcontracts)Negotiate and execute change orders, subcontracts and purchase orders,within delegated authorityEnsure timely and accurate completion of monthly project status reports(MPSR), owner billings and financial risk assessmentsEnsure assigned project(s) achieve gross profit goals and finish on timeor ahead of scheduleManage subcontractor requests for change; solicit pricing and execute changeorders, within delegated authorityManage the discharge process for subcontractor and owner claimsParticipate in marketing and business development initiatives, includingsupport of project proposals and presentationsLead regular project meetingsEnsure project closeout process is completed on timeResolve disputes among subcontractors, vendors, architects and ownersInitiate and encourage value engineering and scope reduction opportunitiesCreate and foster working relationships with all personnel involved in theconstruction process; initiate long term third party relationshipsDevelop and mentor team members, including delegation oftasks/responsibilities for development; recommend disciplinary action whennecessary; delegate job assignments; establish team member goals;recommend promotionsWhat We're Looking For:Education: An industry-related college degree is required; an equivalentcombination of education and expe ience will be considered.Experience: A minimum of ten (10) years of construction experience isrequired, including project management experience. Candidate should haveexperience managing others with a proven history of leading, teaching,developing and mentoring successfully. Preferred candidates will possessexperience in managing condominium, multi-family, and hotel projects,particularly those situated in mountain terrain.Skills: Business acumen, judgment, communication, solid leadership,client relations, negotiation, project management, solid constructionknowledge, decision-making, conflict resolution, tact, adaptable andanalytical abilities are all necessary skills for a Project Manager.Technology: Candidate should have experience with or be able to learnspecific project management and scheduling software (ex: JDE, Procore,Bluebeam, Asta).
