Position Summary
Support real estate related functions through participation in the entire acquisition process including financial underwriting and modeling, market analysis, and preparation of Investment Committee memoranda.
Duties and Responsibilities
Assist with asset valuation, cash-flow projection and various financial analysis and underwriting for prospective development opportunities and existing asset acquisitions. Preparation of financial models to include deal level and waterfall IRR's.Conduct analysis to include historical, current, and pro-forma operating numbers. Update and adjust the models throughout the development of the project.Support preparation of underwriting, investor, and lender packages for new development or acquisition deals.Research and analyze demographic, market, sector, tenant, and property data to perform comprehensive industry and market research. for both new acquisitions and general target market or submarket analysis.Review developer equity request packages and existing asset acquisition offering memorandums to create deal, market, and opportunity overviews to be reviewed by senior acquisition team members.Assist in creation of investment memoranda and reports for presentation to the Investment Committee with responsibility for written, graphic, and numerical requirements.Assist with due diligence processes by performing document control, reading due diligence materials, verifying projections or other duties as assigned.Create processes to assist team on streamlining reporting requirements, deal summaries, investor presentations, and one-off presentation requests.Monitor the flow of information and provide information for assets for interested parties including portfolio and asset management, investors, sales, development partners, and property managers.Assist asset management and portfolio management in preparation of internal portfolio presentation material.Build and maintain internal databases for target markets, property financials, and sales and lease comparables.Review contracts relating to acquisitions, development, dispositions, management agreements, service contracts, consulting agreements, etc.Serve as a general resource for various other capital markets activities and special projects.Complete ad hoc requests, special projects and additional duties as assigned.Requirements
Qualifications and Skills Requirements
0-3 years of experience in the commercial real estate industry, preferably within the multifamily sector.Bachelor's degree in Business Administration, Real Estate, Finance, Accounting, Economics or related field, or equivalent combination of education and experience.Exceptional financial and numerical analytical skills. Demonstrated passion for real estate.A team player with a commitment to excellence and a high level of integrity.Strong quality and detail orientation.Knowledge of the Financial Services Industry and of real assets and other investment vehicles. Thorough understanding of fundamental real estate economics, finance principles, and financial statement analysis.Advanced proficiency in Microsoft Excel and PowerPoint. Exceptional financial modeling in MS Excel. Familiarity with real estate research platforms like RedIQ, Costar, RealPage, etc.Benefits and Salary
Griffin Capital's salary ranges are determined by role, duration of direct experience, and internal and external pay equity considerations.
