leads in planning and implementing effective and efficient maintenance of University buildings and facilities within assigned zoneensures optimal operation of building mechanical and electrical systemsrepairs and replaces building componentsapplies preventative maintenance and predictive maintenance practices, energy efficiency, and a continual building assessment programemploys cost-effective and cost-efficient operations to optimize facilities resources to add value and reduce overall costs.

The Manager:

leads and directs the zone maintenance team in the development, planning, and implementation of goals and objectives in cooperation with zone customers/coordinators to support the strategic goals of the Universitycoordinates zone activities with those of other departments or zonesengages in the authorization and coordination of planned and emergency outagesestablishes short (one to three year) and long (four to six year) range zone maintenance and operations plansmaintains an awareness of new and/or replacement projects within the zone, both new construction and renovationreviews drawings/plans to ensure compliance with University Standards for Planning, Design, and Constructioncoordinates and manages complex projects from concept to successful implementationexecutes projects in a timely and fiscally responsible manner with utmost customer satisfaction, on-time and within budget and prepares and maintains accountability for the fiscal year zone maintenance and operations budget/expenditures

In addition, the Facilities Maintenance Manager:

demonstrates excellence at building relationships with strong customer service skillsmodels and promotes excellent customer service for internal and external clients and customersproactively and regularly initiates contact with clients and customersdevelops effective means to track customer needs, delivers appropriate and timely responses, and monitors progress towards reaching goals and objectivesresponds promptly to customer inquiriesobtains and evaluates all relevant information to address and resolve customer complaints in a timely mannerfollows up on customer interactionsorganizes workflow to meet customer timeframesrecords details of actions taken and maintains records of customer interactions and transactionsprepares and distributes customer activity reportscommunicates and coordinates with internal departmentsinterprets and applies federal, state, local, and system policies, procedures, laws, and regulationssupports and maintains quality facilities practices zone-wide
