Job Summary:

WLG is seeking an experienced and dynamic Chief Operating Officer (COO) to join our corporate office. This newly created position will be a crucial part of our real estate team, responsible for operational leadership towards our real estate portfolio, which includes hospitality, multi-family residential, and commercial properties. This role involves strategic planning, financial management, and ensuring the highest standards of property maintenance and tenant satisfaction. The COO will lead a team of property managers and support staff, driving performance and growth across all properties.

Key Responsibilities:

Leadership and Strategy:

Plan and direct the Operational strategies and objectives for the organization.

Optimize existing portfolio to allow for continued expansion through development or acquisition.

Support the development team, emphasizing maximizing the value of the existing real estate portfolio and growing it through acquisitions, development, and value creation.

Formulate and implement comprehensive strategic plans to drive growth and efficiency within managed areas, ensuring alignment with overall organizational goals and objectives.

Operational Excellence:

Ensure the company has proper operational controls, procedures, and highly trained professionals to effectively grow the organization and ensure its financial strength.

Provide oversight and leadership for operational areas including our Property Management team.

Manage costs effectively by conducting thorough vendor management and detailed cost analysis. This includes negotiating favorable terms with suppliers, monitoring vendor performance, and identifying opportunities for cost savings.

Regularly review and analyze financial data to ensure expenditures align with budgetary constraints and organizational goals.

Financial Management:

Responsible for the attainment of short and long-term financial and operational goals of the Real Estate Division.

Review Real Estate Division strategic plans and prepare an annual consolidated business plan for CEO approval.

Approve property-level portfolio operating budgets and conduct budget reviews as appropriate.

Responsible for overarching P&L performance of areas managed.

Team Management:

Meet frequently with department managers to lead, manage, and hold accountable.

Serve as the Integrator within the Entrepreneurial Operating System (EOS) with 5 to 6 department manager direct reports.

Foster a culture throughout the organization that promotes cross-functional collaboration, inclusion, and integration for organization-wide success.

Leads marketing team directly involved with driving occupancy and awareness of the portfolio.

Real Estate Specific Responsibilities:

This role involves strategic planning, financial management, and ensuring the highest standards of property maintenance and tenant satisfaction.

Manage all assets, including direct-owned real estate and assets held in joint ventures.

Ensure preservation of value within portfolio including raising capital expenditure needs and preventative maintenance processes.

Ensure compliance for covenants and tax credits.

Qualifications:

Over 10 years of executive-level experience in operations, property management, including hospitality, multi-family residential, and commercial properties.

Proven record of managing others through strategic execution and goal achievement.

Ability to provide seamless integration and coordination of efforts among departments, programs, and services.

Resourceful problem-solver and team player who thrives in a challenging and dynamic work environment.
