Position Summary:
Hillwood Investment Properties (HIP) is seeking a
Transaction Associate
to join our team in Short Hills, New Jersey. In this role, you will support the Senior Vice President (SVP) of Transactions in new business development across industrial acquisitions, marketing, leasing, financing, and dispositions within the New Jersey and New York regions. This role involves close collaboration with the SVP of Transactions, the Northeast Development team, and our national analyst and marketing teams based in Dallas, as you actively contribute to various stages of industrial development and acquisitions.
Responsibilities:
Assist in all aspects of industrial development, including land purchase proposals, leasing strategies, contract negotiations, and business development within New Jersey and New York.Conduct market research to identify potential land acquisition sites and track competing developments through broker and market engagement.Collaborate with the SVP of Transactions and analyst team to coordinate underwriting and project financial returns for each transaction.Support lease, purchase, and sale agreement negotiations to ensure alignment with strategic and economic goals.Coordinate and implement marketing strategies in conjunction with the marketing team, including developing building signage, marketing materials, and build-out readiness plans.Manage responses to tenant requests for proposals (RFPs) and facilitate property tours to support tenant engagement.Assist in due diligence, site planning, and pre-construction activities alongside the development team, architect, and other cross-functional teams.Plan and execute marketing events in partnership with the corporate marketing team to increase visibility and drive business development.Work with the SVP of Transactions to guide project planning, design, underwriting, and obtain investment committee approvals, ensuring effective coordination with acquisition, finance, debt, and disposition teams.Collaborate with property management to prepare annual budgets for marketing expenses.Required Skills and Abilities:

Bachelor’s degree in real estate or a related field required.Minimum of 3 years’ experience in the commercial real estate industry; prior leasing experience strongly preferred.Proven track record with supporting industrial land purchasing, leasing and sales. Preferably in the New Jersey and New York markets.Industrial experience strongly preferred.Proven track record in sourcing, negotiating, executing, and closing transactions.Knowledgeable about current market dynamics, with specific experience in the target market.
