** __**** Role Details: **
Assists in the day-to-day management of project-specific land development from planning and entitlements through project completion.
Ensures that the work is within compliance of City and/or County requirements.
Works with SVP to administer multi-vendor consulting teams in preparation and processing of land use documents. Including but not limited to legal, professional engineers and consultants necessary for each project.
Manages timelines to ensure projects are on track and provide regular updates to the principals.
Reviews and determines applicability of a Tenants Use Provision in relation to the properties designated zoning.
Identify waivers and variances required to permit a non-conforming use.
Assist and liaison with BOS, PC, JLUB, ZHB, their professionals and special interest groups as necessary to efficiently move the project forward.
Develops positive working relationships within municipalities where the company has or will have land development or use applications forthcoming.
Responsible for inspections and corresponding paperwork.
Assists with coordination of construction activities, including design review, permits applications and submissions, and other functions to ensure continuity from planning through completion.
Assists in the preparation and processing of contracts, change orders, check requests and invoices, and bonds as necessary.
Approves all subcontractor invoices with regard to work completion and quality.
Monitors AHJ websites for developments related to our core business.
Be available for night meetings, as required.

Requirements: **
Minimum 5-7 years in land development and entitlements including tenant specific use variances.
Extensive experience in land use and development.
Valid, unrestricted driver’s license and a good driving record required.
Ability to read, understand and evaluate civil engineering/development plans, traffic impact studies, environmental studies & land planning reports.
Must be able to review and summarize the various zoning codes where we have property. and determine if our application is by-right or requires variances and waivers.
Excellent written, oral, organizational and math skills.
Must possess a professional attitude to represent the company in a positive manner.
Ability to perform, in a professional manner, multiple detail-oriented tasks with simultaneous deadlines.
Computer literacy with ability to work with Microsoft Office and Yardi.
Excellent project management skills.
