This employee is responsible for a portfolio of Lincare's building leases (nationally) and oversees the strategy/operations and financials. Success is measured through achievement of key performance indicators (fiscal as well as operational) and business partner satisfaction. This employee may be required to manage and lead third party suppliers and will hold them to performance standards.
Job Responsibilities:
Manages assigned lease portfolio including internal expectations and oversees the completion of tenant service requestsManages third-party vendors/landlords engaged in operating and maintaining propertiesProvides key insights and recommendations to Field regarding critical leases and ensures yearly savings targets are obtained by proactively negotiating renewalsCoordinates discussions with selected vendors or suppliers regarding goal setting, performance criteria, and performance reviewDevelops, manages, and reports on facility operating budgets for each property in the assigned portfolioCommunicates with the field and Lincare HQ from the field on leases, repairs, renewals, rent rates, questions about landlords, etc.Assists RM in selecting new locations and coordinate with broker and landlord during the selection processAssists CM/DM with relocation checklist processcoordinate with various internal departments to prepare the terms to send up for approvalDrafts all leases and amendments for Management to sign once approvedCompletes due diligence for acquisition team for leases and advise lease specificsAssists field management with consolidations/timing of merges based on facility leases and availability of new space to comply with increased oxygen storage, FTE on site, etc.Liaison between legal and the field or the landlord/attorney for contract negotiations if they are not using our lease templateUpdates to building lease master file utilized for the account processes, procedures, and metricsAttends and/or participate in training opportunities to maintain technical, administrative, and managerial competency levelsPrevious experience managing large lease portfolios and/or multiple sitesRequired to be proactive, adaptable, and responsiveStrong organizational and management skillsBusiness acumen including financial management and planning and able to manage within budget constraintsSkilled at analyzing data/problems and developing effective response actionsExcellent verbal/written communication and presentation skillsDemonstrable influencing and leadership skills/ability to influence a diverse group of internal customersExperience in dealing with and communicating to senior managers internally and preferably, externallyUnderstand the Lincare business strategy and how it relates to the development of sales and transition strategiesCapable of drafting commercial terms in conjunction with the Legal DepartmentDemonstrate superior interpersonal communication skills with the ability to present coherently to a variety of audiencesManage relationships with internal customers and vendors

High School/Bachelor's Degree or equivalent work experience in Facilities Management with management/financial expertise, a plusMinimum, 7 years of facilities experience required in the corporate environment
