Senior Project Manager, Construction

will be responsible for management of planning, design and construction projects relative to Ardent Health’s capital construction program. The Senior Project Manager, Construction will be lead manager on projects with oversight from the Director, Planning and Construction. The typical workload will be 10-20 projects, all in different phases and ranging in project value of $200,000 - $25,000,000 plus.ResponsibilitiesWork with operational teams to define the goals, objectives and program of the project. Analyze risks with the project and manage due diligence as needed. Conduct site investigations to assist with the design and coordination.Develop budgets, constructability analysis and project development schedule. Assist with operational teams in developing the owner furnished equipment budget.Selection of architects, engineers, 3rd party vendors and contractors. Develop any professional service, design and construction agreements.Review and analyze the estimated costs relative to the approved project budget and scope throughout the design process. Verify that the established program of the project can be achieved within the approved budget.Manage and update the project development schedule. Estimate the cash flow on the project and communicate with the finance group.Participate and/or administer coordination meetings with all internal and external team members. Monitor the design team’s schedule and quality control process. Meet with state and local authorities having jurisdiction over the project to represent Ardent Health and the hospital’s interests regarding project scope, design issues and code issues.Analyze contractor cost estimates and bids. Help assess risks relative to subcontractor pricing, schedules, and bonding requirements.Develop and process contracts and invoices from architects, engineers, 3rd party vendors and contractors, and verify invoices are consistent with the contract terms. Review all proposed changes to ensure charges are legitimate, accurate and appropriate for the work being performed. Monitor project costs against final approved budget and keep the project cash flow estimation updated.Visit construction sites and observe construction activity to verify conformance with the contract documents and quality of workmanship. Identify and document any deficiencies. Monitor the contractor’s scheduling activities to verify a timely completion.Assist with developing phasing plans, interim life safety measures, and infection control risk assessments, and help ensure they are followed for the safety of the public, staff and patient.QualificationsEducation & Experience:Bachelor’s degree in construction management, engineering or architecture.Candidate must have 10+ years of design and construction experience with 5+ years in healthcare, either in a general contractor, developer, owner’s consultant or owner’s representative role.Certified Healthcare Construction (CHC) certification or would be willing to get certification within the first two years of employment.Experience with MS Project, preferred.Knowledge, Skills & Abilities:Travel requirements up to 50% of the time.Candidate must be able to travel to work locations and construction projects which may have varying degrees of physical accessibility.Working knowledge of healthcare design and construction and pertinent guidelines, codes and regulations including FGI, ADA, OSHA and NFPA.Effective communication skills for interface with all levels of company management, vendors, contractors, and architects.Strong management and organizational skills to maintain control of activities on numerous projects.
