Senior General Manager
to join its team in
Las Vegas, NV .
Responsibilities
Manage on-site property management team of fourteen.
Monitor quality of work and adherence to company policies, management agreement, and fiduciary responsibilities.
Work closely with corporate to meet deadlines of various reporting requirements (e.g., budgets, projected cash flows, reforecast, reconciliations); review and approve all accounts payables.
Provide assistance to Asset Manager regarding new leasing by opining on Letters of Intent related to property operations. Attendance required for teams/zoom meetings related to leasing calls/meetings.
Assist leasing team in ensuring the property team and third-party vendors deliver required information including: LOD’s, condition of space/HVAC, or property-specific requests.
Lead all individuals working on landlord work for new tenant buildouts to ensure the team understands the lease obligations and timely deliveries of the space. Track opening dates for all new tenants.
Develop an understanding of the REA and major tenant leases that contain restrictions limiting what ownership can do at the property without the consent of tenants or REA parties.
Evaluate and prepare contract bid packages, renegotiate service contracts working closely with Ops.
Assist in preparation of operating/real estate tax escalations.
Establish good tenant relations, follow through on new leasing for setup, insurance compliance, tenant openings, and closings. Maintain close contact with corporate office associates and marketing on new tenant openings, closings, and issues related to accounts receivable.
Ensure that both tenant and vendor insurance COI’s and sales reporting are always current and up to date. Monitor a/r and prepare letters to tenants regarding defaults.
Maintain professional rapport with corporate staff, associates, tenants, vendors, community, and governmental agencies; direct requests for media response to the Marketing vendor.
Provide input for the long-term strategic improvement of the property including ideas for improvement.
Act as a liaison between the project and the local community; maintain deep relationships with local government and other important community groups as well as consultants and property inspectors.
Ensure employees’ work productivity and all health and safety OSHA regulations are met.
Qualifications
Bachelor’s degree in real estate, Business Administration, or related field with strong finance/accounting background.
Minimum of 10 years of experience in property management at a similar type of asset with proven track record.
Excellent communication skills, supervisory experience, ability to multi-task, and respond to emergency situations. Strong analytical and decision-making skills.
Proficient in all Microsoft products: Excel, Word, PowerPoint, Yardi PM Software, Argus.
Real estate broker’s license, CPM, or CCIM designation is a plus.
