Position Summary:
The Maintenance Supervisor ensures that all COH facilities are maintained in optimal condition and in compliance with internal, local and federal regulations while operating within budget constraints and according to the needs of programs. The Maintenance Supervisor will also p rovide timely responses to maintenance requests so that clients and staff are able to live and/or work in a safe, healthy, and productive environment.
The pay rate for this position ranges between $27.88 - $30.28 hourly and the offer amount is determined by the candidate's education, qualifications, and experience. Indeed provides their own estimated salary calculator and is not affiliated with COH's offer range.

Job Responsibilities:
Oversees the maintenance of the company wide facilities ticketing system by verifying that maintenance requests are complete, performed in a timely manner and done within the standards, policies, and procedures of the department/agency.Manages and monitors the inventory of maintenance and janitorial supplies for all programs.Coordinates purchase requests of janitorial and maintenance supplies, furniture, equipment, and other fixtures in response to programmatic needs and within defined budget.Performs general mechanical, electrical and plumbing other repairs which can be performed by facilities division.; work in cooperation with supervisor to assign the work to contractors as may be required to complete specific repairs and/or corrections.Researches and responds to maintenance requests or refers complaints and requests to direct supervisor to assist with resolution.Corresponds via email and or phone with outside contractors, for example, plumbers and electricians and HVAC technicians in order to manage repairs and projects.Completes monthly essential equipment checks to verify that necessary preventative maintenance is performed based on manufacturer specifications and in alignment with corporate compliance standards.Regularly monitors and inspects facilities and performance of work by COH staff or other vendors for safety concerns or OSHA violations and corrects and reports issues to Facilities Manager.Provides quarterly report of preventive maintenance work performed in the previous quarter and provides a 3-month schedule of upcoming work to Facilities Manager.Rotates (with Maintenance Technicians) being on-call off business hours to accept emergency calls and to coordinate remediation/repairs as necessary.Supervisory and Leadership Responsibilities:
Meets with supervisees regularly and provides real-time feedback, training, support, and coaching as needed. Creates meeting agendas, sends meeting agendas in advance when possible, and documents concerns promptly as needed.Reviews the performance of team members in a timely manner, including completing 90 day and annual performance evaluations per their due dates, documenting any issues or changes, providing recommendations for professional development and/or training opportunities, and recognizing staff when appropriatePartners with the Talent Management team regarding personnel matters including but not limited to, terminations, leaves of absence, training, onboarding, and other COH handbook policies.Takes initiative and makes decisions within the scope of work. Assesses situations independently, thinks critically, and takes action to address issues or make useful recommendations while maintaining a solution-oriented lens.Delegates tasks appropriately to team members to ensure that team goals and responsibilities are achieved. Prioritizes tasks and directs work to ensure deadlines are met.Establishes common goals with their team through communication, inspiring and leading team members, and holding team members accountable. Links team goals and metrics to the overall strategic plan.Handles sensitive information with care and discretion to ensure confidentiality.Requirements
Minimum Qualifications:
High School Diploma/GED or equivalent required.Type 1 EPA HVAC Certification preferred.Minimum two years as a facilities management supervisor requiredExperience with managing a facilities work request ticketing system required.Strong knowledge of building trades, cleaning procedures and maintenancePunctuality and ability to work independently required;Strong decision-making and problem-solving skills; Great time management skills.Computer literate with capability in email, MS Office and related communication toolMust have and maintain a valid driver's license and an automobile to travel between COH sites; proof of insurance required.Ability to be on-call to respond to emergency matters outside of regularly scheduled work hours including evenings, weekends and holidays.Works well under pressure and meets tight deadlinesExcellent communication and interpersonal skillsSolid understanding of health and safety regulations and practicesAt COH, we understand the toll that the Covid-19 pandemic has taken on the workforce, which is why we prioritize the following well-being and work-life balance centered benefits:

For over 40 years, we have provided healthcare, housing, and supportive services for under-resourced, underserved and people experiencing homelessness in Washington, DC. As a Federally Qualified Health Center, we provide medical, dental, emotional wellness, and care coordination services for the whole family at three locations in DC.
