The Construction Manager will be responsible for working directly and in partnership with the President & CEO to advance the development of several affordable housing developments. The construction manager will be responsible for all phases of development, including initial feasibility analyses, site analyses and acquisition, entitlements, financing application and packaging, and managing partnerships and construction. The construction manager will plan and direct the operational needs of housing development projects upon completion - interim and permanent supportive housing - to ensure compliance with grant and contract requirements as they relate to compliance and regulatory standards established by the City of Los Angeles and County of Los Angeles, HACLA (Housing Authority for the City of Los Angeles), LAHSA (Los Angeles Homeless Service Authority), the CES (Coordinated Entry System), and HomeKey.

ESSENTIAL RESPONSIBILITIESManage all phases of development for new construction projects, including reviewing feasibility analyses, obtaining entitlement and local permits and approvals, developing and maintaining proformas, and overseeing the project's day-to-day activities.Serve as a primary day-to-day agency liaison with architect, engineer, general contractor, and other vendors, and assist in identifying and negotiating with new vendors in collaboration with other team members.Submit and track required city/state signoffs (Los Angeles Department of Building and Safety (LADBS), Fire Marshall).Oversee compliance with sustainability programs, including Los Angeles County Development Authority (LACDA), Los Angeles Homeless Services Authority (LAHSA), and Department of Housing and Urban Development (HUD) during pre-construction, construction, and post-construction.Assist in preparing and analyzing construction cost estimates and documentation for project funding authorization.Track construction costs and progress to ensure timely project completion.Create and maintain development project schedules, ensuring all stakeholders know key project milestones and receive weekly updates.Coordinate responses to Request for Proposals and Requests for QualificationsWhen requested by the President & CEO, manage special studies, initiatives, or due diligence assignments.Interact with governmental branches and regulatory agencies to ensure projects comply with all applicable legal requirements and regulations.Supervise the procurement of all permits (including occupancy permits) needed to perform construction.Respond efficiently and effectively to work delays, emergencies, and other project disruptions. Identify and evaluate alternative solutions to best meet project goals.Conduct and document quality assurance and safety inspections throughout the construction process to ensure the safety of the construction site.QUALIFICATIONS

Education and Experience:

A Bachelor's degree in engineering or a related field from an accredited college or university is preferred.A minimum of five (5) years of experience managing new construction and remodeling projects. Affordable housing development experience is desirable.Certificates, Licenses, and Registrations:

Professional certification, such as Certified Construction Manager (CCM), Associate Constructor (AC), or Certified Professional Constructor (CPC), is preferred.Must possess and maintain a valid CA driver's license and insurable driving record.Knowledge, Skills, and Abilities:

A strong commitment to advancing Wellnest's mission.Knowledge of the construction, property management processes, and permanent supportive housingMust have proven ability to manage multiple construction projects simultaneously, lead teams of internal staff and external consultants, and effectively problem-solve a variety of issues that may occur during the construction process.Ability to interpret technical drawings and contracts.Knowledge of construction worksite safety practices.Highly developed written and oral communication skills, including preparing reports, briefing papers, and correspondence.Excellent organizational, coordination, problem-solving, and time management skills, including planning and managing multiple projects.Ability to be proactive and capable of resolving complex problems expeditiously.Excellent communication skills that are rooted in accurately and effectively conveying information.Demonstrate cultural competence and sensitivity with diverse groups across race, ethnicity, religion, sexual orientation, class, ability, gender, and other identifiers.Strong interpersonal skills and ability to build and cultivate effective relationships with various stakeholders.Skilled in engaging and working with diverse individuals and groups to accomplish established goals.Proficiency with Microsoft Office suite (i.e., MS Word, Excel, PPT, and Outlook)
