The
Los Angeles-based Project Manager II (Project Developer II)
will lead the finance, development, and acquisition of affordable, multi-family housing. The successful Project Manager will be connected with affordable housing community in the Los Angeles area and will be the lead resource for other team members, anticipating project needs, making recommendations, and demonstrating professional expertise in all functional areas.We encourage candidates with lived experience to apply. This position is eligible for a hybrid work schedule.Pay:
$130,000-140,000/salary DOE15 days of earned PTO your first year, 12 company holidays + 2 floating holidays.Early close Fridays - 3 paid hours off early each Friday.Health, dental (adult and child orthodontia included), vision, and pet insurance.Employer paid life insurance.403b + match, paid volunteer time, and more.Duties:Review sites for potential development of new construction or complexes for potential acquisition.Prepare feasibility analysis responding to project criteria. Includes identifying needs, population served, financial feasibility, and community plan as needed. Work with Mercy Resident Services staff to identify program possibilities and limitations, and to identify area resources. Create models and scenarios to inform decisions.Prepare all applications for funding and lead others in the application process. Actively engage in problem-solving with internal and external parties.Anticipate Mercy's project approval process and incorporate into schedules. Articulate process deadlines and provide guidance to others as needed.Perform tasks necessary to obtain all approvals i.e., submission of land use, and permit application, attendance at hearings, neighborhood meetings, and foster a team approach to obtaining neighborhood acceptance, where required.MINIMUM QUALIFICATIONS OF POSITIONBachelor's Degree in Finance, Accounting, Economics, Planning, or related field.Two (2) years of experience in low-income housing development work.PREFERRED QUALIFICATIONS OF POSITIONMaster's Degree in Finance, Accounting, Economics, Planning, or related field.KNOWLEDGE AND SKILLSStrong time management and organizational skills with attention to detail and accuracy.Superior written and verbal communication and relationship management skills.Highly effective problem-solving and flexibility while remaining focused on solutions.Advanced proficiency with MS Word, Excel, Outlook, and PowerPoint.*This is a brief summary of the position and responsibilities.Pursuant to the Los Angeles Fair Chance Act, we will consider for employment qualified applicants with arrest and conviction records.
