Our client is an Underground Pipeline Construction Company, Sewer, Water, Storm Drains, Water & Waste Facility Plants, and Pump Stations. Commercial & Subdivision Underground Construction within both the Public and Private Work sectors. Work generally in the Northern CA area, but also in other areas of California. The Project Manager plans, directs, and coordinates activities of one to several designated projects. The PM ensures that goals and/or objectives of each project are accomplished within the prescribed time frames and budget by performing the following duties personally or through appropriate internal and external support personnel.

Job Requirements

  • Bachelor's degree in Construction Management or Civil Engineering
  • 10 years of experience; MUST have worked for a contractor
  • Excellent problem solving skills
  • Strong organizational & communication skills
  • Proficient in Microsoft Office and Adobe
  • Scheduling with Primavera, Microsoft Project
  • A "Can Do Attitude"
  • Works well with others

Essential Duties and Responsibilities: include the following. Other duties may be assigned.

General Project Management:

-Serves as a company representative and professionally interacts with owners, consulting engineers, inspectors and government agencies to ensure a quality product is produced according to specifications.

-Interacts internally with peers, project and construction management, safety, accounting, payroll, shipping, purchasing and engineering to ensure a quality product is produced according to schedule and budget.

-Works on special projects involving construction methods and processes to improve the quality, productivity and safety of the organization.

-Contributes to and supports strategic plan, goals and ideas.

Safety Management:

-Ensures Safety Policy, procedures, and applicable OSHA guidelines are properly followed.

-Holds subcontractors accountable to applicable safety policies.

-Provides detailed documentation for all incidents, meetings, inspections and training.

-Interacts with OSHA on-site as needed, to ensure full compliance.

Job Management:

-Receives job files from estimating. Reviews for content and set up folders/working binders in standard layout. Review all sub / supplier quotes.

-Reviews specifications/plans and produces a condensed “spec. check” as a guideline for Project Management and others (list highlights and non-standard requirements).

-Coordinates with in-house Insurance/Contracts personnel to insure proper contract execution.

-Works with Scheduling Department to make sure job “fits” in overall Landmark schedule and meets Owner’s requirements.

-Provides details/answers for management team and accounting personnel, contact Owner or Engineering Consultant for assistance / answers.

-Sets up a Pre-Construction Meeting and prepare a preliminary submittal package to include:

o Project Construction Schedule

o List of Representatives / Subcontractors

o Shop Drawing / Submittal Schedule

o Schedule of Values

o Schedule of Payments

-Reviews each project's cost key and estimate summary information provided by the Estimating Department.

-Details a “Site Plan” to coordinate the layout and use of property during the various stages of work. This requires meeting with the President, Vice President, Area Manager, and Superintendent to determine specific project needs.

-Requests shoring design, traffic control plans, and SWPPP from the applicable supplier, vendor, consultants, and engineers and starts on all other submittals.

-Supports and supervises Project Management staff in setting up basic accounts, purchase orders, phone and power hook ups.

-As soon as drawings are available from the Engineer, makes a “ship list” detailing all items to be sent to the job site. This is a master list that requires job specific input.

-Issue all purchase orders related to job-start materials. Project Management support staff assists as directed.

-Issues subcontracts and coordinates submittals with Engineer and suppliers.

-Communicates with jobs on a daily basis in order to proactively manage the timely arrival of materials and labor.

-Travels to job sites for meetings with Engineers/Owners, phase start ups and as-needed for problem solving.

-Coordinates completion of the project by:

o Recognizing finish out requirements

o Scheduling subcontractors

o Establishing initial punch list

o Representing at Final Walk-Through

o Completing Record Drawings, Operations and Maintenance Manuals and As-Builts

Personnel Management:

-Indirectly supervises employees in Project Management.

-Participates in employee selection and retention decisions for the team.

-Serves as team leader, supporting and interpreting Company Policy.

-Provides day-to-day coaching, positive motivation and discipline to staff members.

-Provides skills training to staff to foster growth.

-Conducts effective employee evaluations by identifying individual contributions, improvement opportunities, setting goals and reinforcing company expectations.

-Proactive in preventing and resolving issues and complaints with staff members and involves management when required.

Special Skills and Abilities:

-Previous experience in water, sewer, storm drain, or pump station construction.

-Knowledge and experience with all phases of site work - planning through finish out

-Change Order negotiation skills

-Job set up and evaluation skills

-Knowledge and experience in job cost reviewing and controlling

-Knowledge and experience working directly with multiple phase Superintendents

-Experience managing multiple tasks (projects)

-Ability to establish good working relationships with Owners, Engineers, Superintendents and laborers

-Experience with different types of construction work and procedures, i.e.:

o Site development

o Concrete and rebar placement

o Concrete forming

o Water main and utility work

o Site work and equipment operation

o Cranes, concrete pumps, etc.

-Knowledge and experience documenting project activities

-Ability to read and understand construction plans and drawings.
